The Address & The Vision

An Address Worth Owning

DLF Downtown Taramani is a commercial campus built by DLF on Old Madras Road in Chennai's Taramani business district, developed in partnership with TIDCO as part of an organised IT park initiative in the city's Secondary Business District. The project brings DLF's national office-development playbook, built over decades in Gurugram's Cyber City, to a fresh address on Chennai's OMR-adjacent IT corridor.

The campus is conceived as a full working day destination rather than a single office block, with on-site conveniences including a food court, bakery, gift store, amphitheatre, and art gallery woven into the ground-level experience alongside the office towers themselves. Employees and visiting clients move between towers, transit stations, and hospitality addresses nearby without needing to leave the immediate precinct for daily needs.

Design and construction responsibilities on the wider DLF Downtown portfolio have been assigned to international specialists, with the towers designed by globally recognised architecture practices and built by Eversendai, an internationally recognised construction contractor, reflecting the scale and engineering rigour the campus is built to. The result is a business park engineered for large floor plates, efficient vertical movement, and the safety and sustainability benchmarks that global occupiers expect.

Phase 1 of the campus, comprising 2.5 million sq ft of office space, is already operational, and Phase 2 is now underway, adding Towers 4 and 5 and roughly 3.6 million sq ft of further workspace to bring the total campus close to 7 million sq ft. This staged build-out means DLF Downtown Taramani is entering its next chapter as an active, growing business address rather than a project starting from a blank plot.

For enterprises evaluating a base in Chennai's established southern business corridor, DLF Downtown Taramani offers an address already anchored by operational towers, ongoing expansion, and direct rail access via the Tharamani and Thiruvanmiyur MRTS stations.

A Defining Address

Old Madras Road, Taramani, Chennai 600113 · Chennai

Taramani sits along Chennai's Old Madras Road within the city's Secondary Business District, a stretch that has hosted some of the city's earliest technology parks. Taramani, a prominent technology hub in Chennai, has witnessed significant growth in IT infrastructure over the years, home to several IT parks, including TIDEL Park, Ramanujan IT City, and Ascendas IT Park. The locality's proximity to established residential neighbourhoods and academic institutions has shaped it into a mixed business-and-education precinct rather than a purely industrial zone.

DLF Downtown Taramani occupies this address directly, with the campus strategically located in the heart of Chennai IT Corridor, Tharamani , and located between Tharamani and Thiruvanmiyur MRTS stations , placing daily commuters within walking distance of suburban rail. The immediate surroundings include premium areas: Adyar, Kotturpuram, Indira Nagar , and the campus is surrounded by top hotels: Holiday Inn, Leela Palace, Taj Gateway, Novotel , giving occupiers and visiting clients hospitality options within minutes of the office towers.

Beyond the Project

Infrastructure & Growth

Chennai MRTS connectivity

The campus sits between the Tharamani and Thiruvanmiyur MRTS stations, giving occupiers direct suburban rail access without depending solely on road traffic along Old Madras Road.

OMR-IT corridor road network

Location on the well-developed Old Madras Road links the campus into Chennai's broader OMR IT corridor, easing commutes from South Chennai residential belts and airport-side routes.

Phase 2 tower expansion

Ongoing construction of Towers 4 and 5 is adding 3.6 million sq ft of new workspace, a visible sign of continued institutional investment in the Taramani business district.

TIDCO-backed IT park development

The campus was developed in partnership with TIDCO as a planned IT park, reflecting state-level backing for large-format technology and business infrastructure in the corridor.

Established IT park cluster

Taramani's existing cluster of technology parks, including TIDEL Park, Ramanujan IT City, and Ascendas IT Park, has built up supporting infrastructure, talent pools, and transit demand around the locality over the years.

Why Invest

Compelling Reasons

1

Established IT corridor address

The campus sits directly on Old Madras Road in Taramani, a locality that has hosted some of Chennai's earliest and largest technology parks, giving occupiers an address with a long institutional history in the sector.

2

Scale of the campus

At roughly 28 acres and approaching 7 million sq ft across two phases, DLF Downtown Taramani is among the larger single-campus office developments in South Chennai, supporting both large anchor tenants and multiple mid-sized occupiers.

3

Direct MRTS access

Positioned between the Tharamani and Thiruvanmiyur MRTS stations, the campus gives employees a rail-based commute option in addition to road access, reducing dependence on peak-hour road traffic.

4

Active phase 2 expansion

Construction of Towers 4 and 5, adding 3.6 million sq ft, is underway, signalling continued momentum and long-term commitment to the campus rather than a stalled single-phase project.

5

Sustainability credentials

The development uses Merv-14 air filters for indoor air quality and has secured LEED Platinum certification from the US Green Building Council, positioning it for global occupiers with defined ESG requirements.

6

DLF's national development track record

As the development arm of DLF, founded in 1946 and today India's largest publicly listed real estate company operating in 24 cities, the campus carries the backing of a developer with a multi-decade history of large-format commercial delivery.

About the Developer

DLF Limited

DLF Limited was founded on July 4, 1946, by Chaudhary Raghvendra Singh in New Delhi, originally as Delhi Land and Finance. The company's first completed project was Krishna Nagar in East Delhi in 1949, followed by 22 urban colonies across Delhi including Model Town, Rajouri Garden, South Extension, Greater Kailash, and Hauz Khas. When the Delhi Development Act of 1957 restricted private development within the capital, DLF pivoted to Gurugram in Haryana, acquiring land that would become one of the country's most significant urban corridors. Today DLF is the largest publicly listed real estate developer in India by market capitalization, with operations spanning 15 states and 24 cities.

DLF's defining move was the development of DLF City in Gurugram beginning in the mid-1970s, transforming what was then a largely agrarian district into a globally connected corporate and residential hub. In 1985, DLF Qutab Enclave marked the company's formal return to large-scale development. That trajectory led to DLF Cyber City — one of India's largest integrated business districts — which today houses hundreds of multinational occupiers and generates substantial recurring rental income through DLF Cyber City Developers Limited, a joint venture with Singapore's sovereign wealth fund GIC. The company listed on Indian stock exchanges in July 2007 through what was at that time India's largest IPO, raising approximately Rs 9,000 crore.

Across its history DLF has delivered over 185 real estate projects covering more than 352 million square feet, with an annuity portfolio exceeding 45 million square feet in commercial and retail assets. The portfolio spans super-luxury and luxury residential — including The Camellias and The Dahlias in Gurugram — alongside IT parks, special economic zones, retail malls such as DLF Mall of India in Noida, and hospitality assets including The Lodhi hotel in New Delhi, which received one MICHELIN Key in 2025. The DLF Golf and Country Club in Gurugram, opened in 1999, features an 18-hole Gary Player championship course and has been rated India's best golf course by the Asian Golf Awards multiple times.

DLF approaches development as a long-term ecosystem rather than a transactional land business. The company's 'Partners in Progress' model for land acquisition, introduced under Chairman Emeritus K.P. Singh, brought farming communities into the development process as active participants. Rajiv Singh, the current Chairman, has overseen a sustained expansion of the annuity business from Rs 15.5 million in 2007 to Rs 29,000 million by 2019 and continued growth since. DLF's rental business has been conferred 21 Sword of Honour awards by the British Safety Council — the highest tally in the world — and the company holds LEED certifications from the US Green Building Council for tens of millions of square metres of built area. The stated pipeline for the next four to five years encompasses a Gross Development Value of approximately Rs 1,145 billion.
