The Address & The Vision

An Address Worth Coming Home To

DLF THE GROVE is a low-rise independent floor development in Sector 54, DLF Phase 5, Gurgaon, positioned along Golf Course Road. Built by DLF, the residences are laid out as basement, stilt and four floors with a terrace, a configuration the developer describes as its first low-rise ultra-luxury offering within the DLF Phase 5 ecosystem.

Life here is organized around fewer homes per block rather than density. Each independent floor is designed for privacy, with 4 BHK and 5 BHK layouts, private lift access, and select units carrying private terrace gardens, staff quarters, and a separate store room, oriented toward families who want a house-like sense of ownership within a gated, professionally maintained community.

The development sits on 5.31 acres, of which a 1.5-acre park forms the green core of the layout. Structures follow a seismic zone 2 compliant RCC frame with solid block masonry, and interiors carry vitrified tiling across the drawing, dining and bedroom spaces, European-standard sanitaryware, and a security system built around ground-floor panic buttons and multi-tier surveillance.

DLF Phase 5, or DLF City Phase 5, is part of a township the developer began building four decades ago, and Golf Course Road today carries the accumulated infrastructure of that period, established schools, hospitals, malls, and metro stations within a short drive. For a buyer evaluating Sector 54, that maturity is the difference between a corridor still being built and one that has already been lived in for years.

DLF THE GROVE is currently under construction, registered with the Haryana Real Estate Regulatory Authority under GGM/538/270/2022/13, with possession scheduled for December 2025.

A Defining Address

DLF Phase 5, Golf Course Road, Gurgaon, Haryana · Sector 54 · Gurgaon

DLF Phase 5 sits along Golf Course Road, a corridor that DLF itself began shaping in the 1980s as Gurgaon transformed from farmland into a corporate and residential hub. Sector 54 is now one of the more established addresses in this stretch, flanked by DLF's own Golf and Country Club, established shopping destinations, and a dense cluster of schools, hospitals, and metro connectivity that has matured over three decades.

Within this setting, DLF The Grove occupies a low-rise footprint of 5.31 acres, a scale that stands apart from the high-rise towers that dominate much of DLF Phase 5. The address places residents within reach of Sector 53-54 Metro Station, NH-48, and the Dwarka Expressway, while remaining inside a neighborhood that has long attracted a resident base built around old Gurgaon's earliest planned communities.

Why Invest

Compelling Reasons

1

Only low-rise floors in DLF Phase 5

DLF The Grove is positioned by the developer as its first low-rise, independent floor development within the entire DLF Phase 5 ecosystem, a contrast to the high-rise towers that otherwise define the sector.

2

Golf Course Road address

The project sits on Golf Course Road, the corridor DLF began developing decades ago, placing it within an established stretch of Gurgaon rather than an emerging one.

3

Low-density layout on 5.31 acres

Spread across 5.31 acres with a 1.5-acre landscaped park, the development keeps unit density low relative to the surrounding high-rise developments in DLF Phase 5.

4

Independent floor privacy

Homes are laid out as basement, stilt and four floors with a terrace, giving each floor the feel of a private residence with its own lift access rather than a shared apartment block.

5

RERA registered

The project carries HARERA registration number GGM/538/270/2022/13, dated 21 February 2022, placing its construction timeline and disclosures under regulatory oversight.

6

Backed by DLF's Gurgaon legacy

Developed by DLF, the company that began converting Gurgaon farmland into a planned township in the 1980s, the project draws on decades of the developer's presence in this specific micro-market.

About the Developer

DLF Limited

DLF Limited was founded on July 4, 1946, by Chaudhary Raghvendra Singh in New Delhi, originally as Delhi Land and Finance. The company's first completed project was Krishna Nagar in East Delhi in 1949, followed by 22 urban colonies across Delhi including Model Town, Rajouri Garden, South Extension, Greater Kailash, and Hauz Khas. When the Delhi Development Act of 1957 restricted private development within the capital, DLF pivoted to Gurugram in Haryana, acquiring land that would become one of the country's most significant urban corridors. Today DLF is the largest publicly listed real estate developer in India by market capitalization, with operations spanning 15 states and 24 cities.

DLF's defining move was the development of DLF City in Gurugram beginning in the mid-1970s, transforming what was then a largely agrarian district into a globally connected corporate and residential hub. In 1985, DLF Qutab Enclave marked the company's formal return to large-scale development. That trajectory led to DLF Cyber City — one of India's largest integrated business districts — which today houses hundreds of multinational occupiers and generates substantial recurring rental income through DLF Cyber City Developers Limited, a joint venture with Singapore's sovereign wealth fund GIC. The company listed on Indian stock exchanges in July 2007 through what was at that time India's largest IPO, raising approximately Rs 9,000 crore.

Across its history DLF has delivered over 185 real estate projects covering more than 352 million square feet, with an annuity portfolio exceeding 45 million square feet in commercial and retail assets. The portfolio spans super-luxury and luxury residential — including The Camellias and The Dahlias in Gurugram — alongside IT parks, special economic zones, retail malls such as DLF Mall of India in Noida, and hospitality assets including The Lodhi hotel in New Delhi, which received one MICHELIN Key in 2025. The DLF Golf and Country Club in Gurugram, opened in 1999, features an 18-hole Gary Player championship course and has been rated India's best golf course by the Asian Golf Awards multiple times.

DLF approaches development as a long-term ecosystem rather than a transactional land business. The company's 'Partners in Progress' model for land acquisition, introduced under Chairman Emeritus K.P. Singh, brought farming communities into the development process as active participants. Rajiv Singh, the current Chairman, has overseen a sustained expansion of the annuity business from Rs 15.5 million in 2007 to Rs 29,000 million by 2019 and continued growth since. DLF's rental business has been conferred 21 Sword of Honour awards by the British Safety Council — the highest tally in the world — and the company holds LEED certifications from the US Green Building Council for tens of millions of square metres of built area. The stated pipeline for the next four to five years encompasses a Gross Development Value of approximately Rs 1,145 billion.
