DLF Limited was founded on July 4, 1946, by Chaudhary Raghvendra Singh in New Delhi, originally as Delhi Land and Finance. The company's first completed project was Krishna Nagar in East Delhi in 1949, followed by 22 urban colonies across Delhi including Model Town, Rajouri Garden, South Extension, Greater Kailash, and Hauz Khas. When the Delhi Development Act of 1957 restricted private development within the capital, DLF pivoted to Gurugram in Haryana, acquiring land that would become one of the country's most significant urban corridors. Today DLF is the largest publicly listed real estate developer in India by market capitalization, with operations spanning 15 states and 24 cities.
DLF's defining move was the development of DLF City in Gurugram beginning in the mid-1970s, transforming what was then a largely agrarian district into a globally connected corporate and residential hub. In 1985, DLF Qutab Enclave marked the company's formal return to large-scale development. That trajectory led to DLF Cyber City — one of India's largest integrated business districts — which today houses hundreds of multinational occupiers and generates substantial recurring rental income through DLF Cyber City Developers Limited, a joint venture with Singapore's sovereign wealth fund GIC. The company listed on Indian stock exchanges in July 2007 through what was at that time India's largest IPO, raising approximately Rs 9,000 crore.
Across its history DLF has delivered over 185 real estate projects covering more than 352 million square feet, with an annuity portfolio exceeding 45 million square feet in commercial and retail assets. The portfolio spans super-luxury and luxury residential — including The Camellias and The Dahlias in Gurugram — alongside IT parks, special economic zones, retail malls such as DLF Mall of India in Noida, and hospitality assets including The Lodhi hotel in New Delhi, which received one MICHELIN Key in 2025. The DLF Golf and Country Club in Gurugram, opened in 1999, features an 18-hole Gary Player championship course and has been rated India's best golf course by the Asian Golf Awards multiple times.
DLF approaches development as a long-term ecosystem rather than a transactional land business. The company's 'Partners in Progress' model for land acquisition, introduced under Chairman Emeritus K.P. Singh, brought farming communities into the development process as active participants. Rajiv Singh, the current Chairman, has overseen a sustained expansion of the annuity business from Rs 15.5 million in 2007 to Rs 29,000 million by 2019 and continued growth since. DLF's rental business has been conferred 21 Sword of Honour awards by the British Safety Council — the highest tally in the world — and the company holds LEED certifications from the US Green Building Council for tens of millions of square metres of built area. The stated pipeline for the next four to five years encompasses a Gross Development Value of approximately Rs 1,145 billion.

DLF's commercial business operates primarily through DLF Cyber City Developers Limited (DCCDL), a joint venture with Singapore's GIC in which DLF holds approximately 67 percent. DCCDL's portfolio includes DLF Cyber City Gurugram, DLF Downtown Chennai, and DLF IT Park Taramani, generating Rs 4,325 crore in rental income in FY2024. The annuity portfolio exceeds 45 million square feet of income-producing commercial and retail assets nationally.

DLF pioneered the integrated township model in India with DLF City in Gurugram, a project spanning residential, commercial, retail, and recreational infrastructure begun in the mid-1970s. This model has since extended to DLF Gardencity in Gurugram's Sector 93 and planned plotted developments in Panchkula. Townships are designed as self-contained communities with dedicated roads, utilities, schools, and retail — reducing dependence on external civic infrastructure.

DLF's residential portfolio spans super-luxury, luxury, and mid-income segments across Gurugram, Delhi, Mumbai, Goa, Chennai, and the Chandigarh Tri-City area. Landmark addresses include The Camellias and The Dahlias in Gurugram's Sector 42 and Phase 5 respectively. In FY2024, new residential sales bookings reached Rs 14,778 crore, with approximately 82 percent of bookings generated from new product launches in the same year.

DLF opened India's first luxury mall, DLF Emporio in New Delhi, in 2008. The retail portfolio has since grown to include DLF Mall of India in Noida, The Chanakya in Lutyens' Delhi, and DLF CyberHub in Gurugram — a dining and entertainment precinct that received a TripAdvisor Travellers' Choice Award. These assets are managed for long-term annuity income rather than sold, maintaining consistent occupancy and brand positioning across urban retail destinations.

DLF's rental business has earned 21 Sword of Honour awards from the British Safety Council — the highest count globally — for seven consecutive years of occupational health and safety excellence. The company holds LEED Platinum certification from the US Green Building Council covering 33.18 million square metres of built area. Over 50 percent of DLF's total project portfolio carries LEED certification, and multiple residential communities have been independently awarded LEED Gold status.
DLF operates through distinct strategic business units and subsidiaries that control every phase of the real estate value chain — from land acquisition and planning through construction, leasing, facilities management, and hospitality. This vertical structure means that quality standards, safety protocols, and design intent are maintained within a single accountable group rather than outsourced across multiple third-party contractors.

The residential development arm handles acquisition, planning, and construction of DLF's housing portfolio spanning apartments, independent floors, plotted colonies, and integrated townships. Projects under active delivery include Privana North and Privana South in Gurugram's Sector 76-77, The Arbour in Sector 63, and upcoming residential launches in Goa and the Chandigarh Tri-City. Buyers benefit from a single developer managing everything from approvals to possession.

DCCDL is the commercial leasing arm and a joint venture with Singapore's sovereign wealth fund GIC, in which DLF holds approximately 67 percent. It owns and operates integrated office campuses, IT parks, and special economic zones including DLF Cyber City Gurugram, DLF Downtown Chennai, and DLF IT Park Taramani, generating Rs 4,325 crore in rental income in FY2024. Occupiers include global technology, financial services, and consulting firms.

DLF's retail division operates some of India's most-visited mall and lifestyle destinations: DLF Emporio (New Delhi), DLF Mall of India (Noida), The Chanakya (Lutyens' Delhi), and DLF CyberHub (Gurugram). The division manages leasing, tenant curation, and facilities in-house, maintaining a curated brand mix that supports premium occupancy. Revenue is generated through long-term lease arrangements rather than one-time sales.

DLF Power and Services Limited handles energy supply and facilities management across DLF's large-scale commercial campuses, ensuring that office tenants and retail occupiers have reliable power, utility infrastructure, and building services. Operating this function in-house gives DLF direct control over energy costs, service levels, and sustainability targets — including the waste-water treatment systems running at DLF Golf and Country Club and other campuses.

DLF's hospitality portfolio includes The Lodhi in New Delhi, a 75-room luxury hotel that received one MICHELIN Key in 2025 and was named Best Luxury Hotel (Domestic) at Travel + Leisure India's Best Awards 2024. Leisure assets include DLF Golf and Country Club in Gurugram — established in 1999, featuring an 18-hole Gary Player championship course and a nine-hole Arnold Palmer layout — rated India's best golf course by the Asian Golf Awards in 2016, 2017, and 2023.
