The Address & The Vision

An Address Worth Coming Home To

DLF Club Arcade is a high-street retail development by DLF Limited, positioned within Sector 91's DLF Gardencity township in Gurugram. Founded in 1946 by Chaudhary Raghvendra Singh, DLF began with the development of 22 urban colonies in Delhi, and in 1985 the company expanded into the then-unknown region of Gurugram, creating exceptional living and working spaces for India's emerging global professionals. Club Arcade extends that same trajectory into New Gurgaon's Sector 91 micro-market, decades after DLF first turned farmland along the city's periphery into an organised urban address.

Part of the prestigious DLF Gardencity, Club Arcade is a high-street retail complex comprising over 72 units on three levels. The intent is straightforward: give the households already living across DLF Gardencity's independent floors and plotted sectors a retail and dining address within walking or short driving distance, rather than sending that spend elsewhere in the city.

Just 72 units are planned across three levels, with shops and outlets divided across the ground, first and second floors, laid out to create a multi-level space for shopping, exploring and spending time. Sit-out areas, both indoors and outdoors, are planned through the complex, giving visitors places to pause and take a short break between stores. The design leans on open corridors and visibility for each unit rather than an enclosed mall format.

Club Arcade is positioned as part of a 180-plus acre township, adjacent to the Gardencity Club. With Sector 91's residential base already established and Dwarka Expressway and NH-48 connectivity within a short drive, the timing favours a retail address built to serve a catchment that already exists rather than one still being built out.

For retailers, F&B operators and investors evaluating a DLF-backed commercial address in New Gurgaon, DLF Club Arcade is open for enquiry within the Sector 91 stretch of DLF Gardencity.

Location / Address

A Defining Address

Sector 91, DLF Gardencity, Gurugram, Haryana · Sector 91 · Gurgaon

Sector 91 sits in New Gurgaon, the belt of the city built along Pataudi Road and IMT Road that has grown around the DLF Gardencity township. Sector 91 is a developing neighbourhood in New Gurgaon, with the Dwarka Expressway just 5 km away for seamless Delhi-Gurgaon access, and it is also well-connected via Pataudi Road and IMT Road. IMT Manesar's industrial hub is just 4 km from the sector, and Sohna Road's commercial centres are within 15 km. This places the address within a corridor that combines an established residential base with proximity to an active industrial and business belt.

DLF Club Arcade occupies a plot within this ecosystem, inside the DLF Gardencity township itself rather than at its periphery. Club Arcade is part of the prestigious DLF Gardencity, planned as a tastefully designed high-street retail complex. Its location on a wide arterial road within the township gives it direct access to the residential population living across DLF Gardencity's low-rise floors and plotted sectors, without requiring shoppers to travel outside the immediate neighbourhood for everyday retail and dining needs.

Beyond the Project

Infrastructure & Growth

Dwarka Expressway Access

The Dwarka Expressway lies about 5 km from Sector 91, giving Club Arcade's catchment a direct link to Delhi and IGI Airport alongside the existing NH-48 corridor.

IMT Manesar Industrial Corridor

IMT Manesar's industrial hub is roughly 4 km away, feeding a working population into Sector 91 and the New Gurgaon retail belt on a daily basis.

KMP and Northern Peripheral Road Network

DLF Gardencity's internal roads connect to the KMP Expressway and Northern Peripheral Road, widening the drivable catchment for a high-street format like Club Arcade.

Proposed Metro Corridor

Sector 91 is positioned near a proposed metro station in the New Gurgaon network, an upgrade that would add public-transport footfall to the sector over time.

DLF Gardencity Township Build-Out

DLF Gardencity itself continues to add broad sector roads, landscaped greens and residential clusters across Sector 91 and 92, steadily growing the resident base around Club Arcade.

Why Invest

Compelling Reasons

1

Address inside DLF Gardencity

Club Arcade is built within DLF Gardencity rather than adjoining it from outside, placing it directly among the township's residential clusters and adjacent to the Gardencity Club, so footfall is drawn from a resident base that already lives around the site.

2

Compact, high-street format

With just 72 units spread across three levels on about 0.89 acres, the format stays a high-street arcade rather than a sprawling mall, keeping every unit close to open corridors and visible frontage.

3

HARERA registered

The project carries Haryana RERA registration number HARERA/GGM/806/538/2024/33 dated 01.04.2024, giving buyers a documented regulatory record to reference.

4

Built-in residential catchment

DLF cites the potential to serve over 15,000 families through DLF Gardencity and the surrounding New Gurgaon belt, giving retail and F&B operators a resident catchment from day one rather than one still being built.

5

New Gurgaon connectivity

Sector 91 connects to NH-48 and the Dwarka Expressway within roughly 5 km, alongside Pataudi Road and IMT Road, positioning the arcade within reach of both New Gurgaon residents and the IMT Manesar workforce nearby.

6

DLF's Gurugram track record

The project carries the backing of DLF Limited, which has been developing Gurugram since 1985 and today runs residential, commercial and retail properties across 15 states and 24 cities in India.

About the Developer

DLF Limited

DLF Limited was founded on July 4, 1946, by Chaudhary Raghvendra Singh in New Delhi, originally as Delhi Land and Finance. The company's first completed project was Krishna Nagar in East Delhi in 1949, followed by 22 urban colonies across Delhi including Model Town, Rajouri Garden, South Extension, Greater Kailash, and Hauz Khas. When the Delhi Development Act of 1957 restricted private development within the capital, DLF pivoted to Gurugram in Haryana, acquiring land that would become one of the country's most significant urban corridors. Today DLF is the largest publicly listed real estate developer in India by market capitalization, with operations spanning 15 states and 24 cities.

DLF's defining move was the development of DLF City in Gurugram beginning in the mid-1970s, transforming what was then a largely agrarian district into a globally connected corporate and residential hub. In 1985, DLF Qutab Enclave marked the company's formal return to large-scale development. That trajectory led to DLF Cyber City — one of India's largest integrated business districts — which today houses hundreds of multinational occupiers and generates substantial recurring rental income through DLF Cyber City Developers Limited, a joint venture with Singapore's sovereign wealth fund GIC. The company listed on Indian stock exchanges in July 2007 through what was at that time India's largest IPO, raising approximately Rs 9,000 crore.

Across its history DLF has delivered over 185 real estate projects covering more than 352 million square feet, with an annuity portfolio exceeding 45 million square feet in commercial and retail assets. The portfolio spans super-luxury and luxury residential — including The Camellias and The Dahlias in Gurugram — alongside IT parks, special economic zones, retail malls such as DLF Mall of India in Noida, and hospitality assets including The Lodhi hotel in New Delhi, which received one MICHELIN Key in 2025. The DLF Golf and Country Club in Gurugram, opened in 1999, features an 18-hole Gary Player championship course and has been rated India's best golf course by the Asian Golf Awards multiple times.

DLF approaches development as a long-term ecosystem rather than a transactional land business. The company's 'Partners in Progress' model for land acquisition, introduced under Chairman Emeritus K.P. Singh, brought farming communities into the development process as active participants. Rajiv Singh, the current Chairman, has overseen a sustained expansion of the annuity business from Rs 15.5 million in 2007 to Rs 29,000 million by 2019 and continued growth since. DLF's rental business has been conferred 21 Sword of Honour awards by the British Safety Council — the highest tally in the world — and the company holds LEED certifications from the US Green Building Council for tens of millions of square metres of built area. The stated pipeline for the next four to five years encompasses a Gross Development Value of approximately Rs 1,145 billion.
