The mall is designed around the rhythms of a place where tourism and daily life overlap: a multi-brand retail mix intended to host over 300 national and international names, a multi-cuisine food court, a five-screen multiplex, and modern entertainment zones meant to draw both Panaji residents and the millions of visitors who pass through Goa each year.
Sitting within Patto Plaza's established commercial fabric rather than on the city's outskirts, the project has been conceived to read as part of the neighborhood rather than apart from it, with landscaped public areas and over 834 covered and open parking slots built in to support sustained footfall from opening day.
DLF has backed the development with an investment of roughly 500 crore rupees, and by DLF's own account close to 75 percent of the retail space had already been leased ahead of opening, with anchor names such as Shoppers Stop and PVR confirmed among the tenants. The company has stated it expects the completed asset to generate upward of 150 crore rupees in annual rental income.
DLF Promenade Goa is scheduled to open between February and March 2027, with tenant fit-outs beginning in October 2026, bringing organized large-format retail to a market that has historically depended on smaller, scattered formats.
