The Address & The Vision

An Address Worth Owning

DLF Valley Plots is a pre-launch residential plotted phase within DLF’s established Valley township in Sector 3, Panchkula. Its setting is defined by a larger residential community rather than a new, isolated development. The township is stated to extend across 100 acres. The new phase’s plot sizes and pricing have not been formally announced.

The address lies in the Pinjore-Kalka Urban Complex, in the foothill landscape of the Shivalik range. Across the wider township, apartments, independent floors and earlier plot phases form an established residential setting. More than 1,100 families are stated to live in the township. This is the context for the upcoming plotted offering.

The project is planned as residential plots, giving the offering a different format from the apartments and independent floors elsewhere in the township. Previous plots in the Valley have historically ranged from 243 to 442 square yards. Those earlier plot sizes provide context, not confirmed specifications for this phase. The exact sizes for DLF Valley Plots remain unannounced.

The pre-launch phase adds planned residential inventory within an existing DLF township in Panchkula. Sector 3 is part of the Pinjore-Kalka Urban Complex, with the wider Valley setting positioned near the Shivalik foothills and connected towards Chandigarh. No launch date or possession date has been announced. Pricing is available on request.

For those considering a plot in Panchkula, DLF Valley Plots offers a forthcoming opportunity within the established Valley township. The plotted phase is currently pre-launch. Enquiries can be made for updates on the formal launch, plot sizes and pricing.

A Defining Address

Sector 3, Pinjore-Kalka Urban Complex, Panchkula, Haryana · Sector 3 · Panchkula

DLF Valley Plots is planned in Sector 3 of the Pinjore-Kalka Urban Complex, Panchkula, at the foothills of the Shivalik range. The wider Valley township sits in a green setting with access towards Chandigarh and the NH5. Pinjore’s Yadavindra Gardens are among the established regional landmarks. The address places the planned plots within Panchkula’s foothill belt.

This is a new plotted phase within an existing DLF township, rather than a standalone greenfield site. The wider 100-acre Valley setting already includes apartments, independent floors and earlier plot phases, with more than 1,100 families stated to live across the township. Historical plots in the township have ranged from 243 to 442 square yards. Exact sizes and pricing for this phase have not been announced.

Beyond the Project

Infrastructure & Growth

Panchkula road improvements

Haryana has reported completed maintenance and improvement work on Panchkula roads, with further road projects in progress. These city-level works form part of the broader local infrastructure context.

Proposed Sector 5C sewage treatment plant

A proposed 6 MLD sewage treatment plant in Panchkula’s Sector 5C has received an allocation. It is a city infrastructure proposal, separate from the DLF Valley Plots phase.

Panchkula urban development works

Haryana’s urban development funding includes allocations for development authorities in Panchkula and other cities. The stated programme covers wider urban works, not project-specific facilities.

Regional NH5 access

DLF identifies access to NH5 as part of the Valley Gardens setting in Panchkula. The highway provides regional road context for the wider Valley township.

Pinjore-Kalka Urban Complex development

The project address is within the Pinjore-Kalka Urban Complex, a designated urban planning area in Panchkula district. No specific upcoming infrastructure item for this plotted phase has been announced.

Why Invest

Compelling Reasons

1

Within an established township

DLF Valley Plots is planned within the existing Valley township rather than as a separate greenfield development. The wider township is stated to span 100 acres and includes apartments, independent floors and earlier plot phases.

2

An existing residential community

More than 1,100 families are stated to live across the wider Valley township. This community context distinguishes the planned plotted phase from an entirely new residential setting.

3

A plotted residential offering

The project is planned as residential plots in Sector 3, Panchkula. It offers a plotted format within a township that also includes apartments and independent floors.

4

Foothill setting

The Valley township is located near the foothills of the Shivalik range in the Pinjore-Kalka Urban Complex. DLF describes the wider Valley Gardens address as having access towards Chandigarh and NH5.

5

Previous plot phases provide context

Historical plot sizes within the township have ranged from 243 to 442 square yards. This provides background on earlier phases, while the sizes for DLF Valley Plots have yet to be formally announced.

6

DLF’s established regional presence

DLF has an existing residential presence in Panchkula through the wider Valley township, including The Valley Gardens and The Valley Orchard. DLF Valley Plots is a separate upcoming plotted phase within that township.

About the Developer

DLF Limited

DLF Limited was founded on July 4, 1946, by Chaudhary Raghvendra Singh in New Delhi, originally as Delhi Land and Finance. The company's first completed project was Krishna Nagar in East Delhi in 1949, followed by 22 urban colonies across Delhi including Model Town, Rajouri Garden, South Extension, Greater Kailash, and Hauz Khas. When the Delhi Development Act of 1957 restricted private development within the capital, DLF pivoted to Gurugram in Haryana, acquiring land that would become one of the country's most significant urban corridors. Today DLF is the largest publicly listed real estate developer in India by market capitalization, with operations spanning 15 states and 24 cities.

DLF's defining move was the development of DLF City in Gurugram beginning in the mid-1970s, transforming what was then a largely agrarian district into a globally connected corporate and residential hub. In 1985, DLF Qutab Enclave marked the company's formal return to large-scale development. That trajectory led to DLF Cyber City — one of India's largest integrated business districts — which today houses hundreds of multinational occupiers and generates substantial recurring rental income through DLF Cyber City Developers Limited, a joint venture with Singapore's sovereign wealth fund GIC. The company listed on Indian stock exchanges in July 2007 through what was at that time India's largest IPO, raising approximately Rs 9,000 crore.

Across its history DLF has delivered over 185 real estate projects covering more than 352 million square feet, with an annuity portfolio exceeding 45 million square feet in commercial and retail assets. The portfolio spans super-luxury and luxury residential — including The Camellias and The Dahlias in Gurugram — alongside IT parks, special economic zones, retail malls such as DLF Mall of India in Noida, and hospitality assets including The Lodhi hotel in New Delhi, which received one MICHELIN Key in 2025. The DLF Golf and Country Club in Gurugram, opened in 1999, features an 18-hole Gary Player championship course and has been rated India's best golf course by the Asian Golf Awards multiple times.

DLF approaches development as a long-term ecosystem rather than a transactional land business. The company's 'Partners in Progress' model for land acquisition, introduced under Chairman Emeritus K.P. Singh, brought farming communities into the development process as active participants. Rajiv Singh, the current Chairman, has overseen a sustained expansion of the annuity business from Rs 15.5 million in 2007 to Rs 29,000 million by 2019 and continued growth since. DLF's rental business has been conferred 21 Sword of Honour awards by the British Safety Council — the highest tally in the world — and the company holds LEED certifications from the US Green Building Council for tens of millions of square metres of built area. The stated pipeline for the next four to five years encompasses a Gross Development Value of approximately Rs 1,145 billion.
