The Address & The Vision

An Address Worth Owning

DLF Privana Enclave is a residential plotted colony in Sectors 76/77, Gurugram, and Phase VII of the wider Privana colony. Its defining proposition is a plot-led address within a 116.29625-acre development. The registered phase spans 4.66 acres and contains 41 plots.

Here, the residential setting is shaped around land for individual homes rather than apartment towers. Parks and playgrounds occupy 1,902 sq m of the phase layout, alongside planned internal roads, pavements and essential services. The address places residents within reach of schools, retail and healthcare across New Gurugram.

The approved layout plan, dated 8 May 2026, sets out a considered arrangement of plots, roads and green areas. Planned infrastructure includes water supply, storm-water drainage, electricity, street lighting, rainwater harvesting and sewer lines. As a plotted development, the project offers land for future owner-led home construction.

Sector 76/77 brings together access to NH-48 and the Southern Peripheral Road, with connections toward Kherki Daula and IMT Manesar. Gurugram’s wider transport network is also advancing, including construction progress on the city’s metro expansion. The Sector 56–Panchgaon corridor is proposed and remains at the planning stage.

DLF’s history in Gurugram includes the development of DLF City from 1985 and DLF Cyber City from 2003, alongside residential, office and retail developments. Privana Enclave extends that presence through a plotted phase within the larger Privana colony. Explore the plot mix and location to consider how this address could suit your plans.

Beyond the Project

Infrastructure & Growth

Gurugram Metro Expansion construction

The installation of the first 160-tonne U-girder near Cyber Park marked on-ground progress on Gurugram’s metro expansion. The growing metro network is intended to strengthen cross-city mobility as the city develops.

Proposed Sector 56–Panchgaon metro corridor

The proposed 35.25 km corridor is planned with 28 stations and a route through Kherki Daula, New Gurugram sectors, IMT Manesar and Panchgaon. Its revised detailed project report is being finalised toward approval and implementation.

Southern Peripheral Road connectivity

SPR is one of the named arterial corridors serving Sectors 76/77. It links this part of New Gurugram with other sectors and contributes to the area’s road access across the city.

NH-48 regional road link

NH-48 provides a key regional connection near Sector 76 and the Kherki Daula area. It supports road travel between Gurugram, Manesar and destinations along the wider national highway network.

KMP and Dwarka Expressway regional links

The KMP Expressway and Dwarka Expressway form part of the wider regional road network serving Gurugram. Together with NH-48, they connect the city with employment areas and destinations across the National Capital Region.

Why Invest

Compelling Reasons

1

A plotted phase in the Privana colony

Privana Enclave is Phase VII of DLF’s wider Privana colony in Sectors 76/77. Its 4.66-acre phase is planned as a residential plotted layout, giving buyers a land-based starting point within an established large-scale development setting.

2

A defined choice of plot areas

The 41 plots are arranged across nine size categories, from 204 sq m to 426 sq m. The mix includes multiple plots at 204 sq m and 286 sq m, alongside larger individual and small-group options for different home-planning needs.

3

Green areas integrated into the layout

The phase plan allocates 1,902 sq m to parks and playgrounds. This dedicated green and recreation area sits alongside the planned roads and residential plots, shaping the shared outdoor setting within the colony.

4

Access to major Gurugram corridors

Sectors 76/77 are served by the Southern Peripheral Road and NH-48, with the Kherki Daula area nearby. These corridors connect the locality with other parts of Gurugram and regional destinations, including Manesar.

5

Everyday destinations within reach

Schools, retail and healthcare destinations serve the wider neighbourhood. Broadways International School is approximately 1.8 km away, Kunskapsskolan International School approximately 3.2 km away, and Sapphire 83 Mall around 3.1 km away.

6

Part of DLF’s Gurugram presence

DLF began developing DLF City in Gurugram in 1985 and DLF Cyber City in 2003. The company’s residential, office and retail portfolio includes DLF Garden City, Golf Course Road developments and Privana phases, placing Enclave within a broader local development history.

About the Developer

DLF Limited

DLF Limited was founded on July 4, 1946, by Chaudhary Raghvendra Singh in New Delhi, originally as Delhi Land and Finance. The company's first completed project was Krishna Nagar in East Delhi in 1949, followed by 22 urban colonies across Delhi including Model Town, Rajouri Garden, South Extension, Greater Kailash, and Hauz Khas. When the Delhi Development Act of 1957 restricted private development within the capital, DLF pivoted to Gurugram in Haryana, acquiring land that would become one of the country's most significant urban corridors. Today DLF is the largest publicly listed real estate developer in India by market capitalization, with operations spanning 15 states and 24 cities.

DLF's defining move was the development of DLF City in Gurugram beginning in the mid-1970s, transforming what was then a largely agrarian district into a globally connected corporate and residential hub. In 1985, DLF Qutab Enclave marked the company's formal return to large-scale development. That trajectory led to DLF Cyber City — one of India's largest integrated business districts — which today houses hundreds of multinational occupiers and generates substantial recurring rental income through DLF Cyber City Developers Limited, a joint venture with Singapore's sovereign wealth fund GIC. The company listed on Indian stock exchanges in July 2007 through what was at that time India's largest IPO, raising approximately Rs 9,000 crore.

Across its history DLF has delivered over 185 real estate projects covering more than 352 million square feet, with an annuity portfolio exceeding 45 million square feet in commercial and retail assets. The portfolio spans super-luxury and luxury residential — including The Camellias and The Dahlias in Gurugram — alongside IT parks, special economic zones, retail malls such as DLF Mall of India in Noida, and hospitality assets including The Lodhi hotel in New Delhi, which received one MICHELIN Key in 2025. The DLF Golf and Country Club in Gurugram, opened in 1999, features an 18-hole Gary Player championship course and has been rated India's best golf course by the Asian Golf Awards multiple times.

DLF approaches development as a long-term ecosystem rather than a transactional land business. The company's 'Partners in Progress' model for land acquisition, introduced under Chairman Emeritus K.P. Singh, brought farming communities into the development process as active participants. Rajiv Singh, the current Chairman, has overseen a sustained expansion of the annuity business from Rs 15.5 million in 2007 to Rs 29,000 million by 2019 and continued growth since. DLF's rental business has been conferred 21 Sword of Honour awards by the British Safety Council — the highest tally in the world — and the company holds LEED certifications from the US Green Building Council for tens of millions of square metres of built area. The stated pipeline for the next four to five years encompasses a Gross Development Value of approximately Rs 1,145 billion.
