The Address & The Vision

An Address Worth Owning

DLF Chandigarh Tricity marks the entry of DLF, a developer whose history in Indian real estate stretches back to 1946, into the Chandigarh Tricity region. The project is planned as a low-rise apartment community, a format that trades height for space, light and a quieter street rhythm than typical high-rise development.

The promise here is of a gated, low-density residential setting rather than a dense vertical block. Homes are designed around configurations of 2 BHK and 3 BHK apartments, built for households that want efficient layouts without giving up daylight, cross-ventilation or private green frontage.

DLF's design language across its residential portfolio has consistently favoured practical, well-lit layouts finished with quality fixtures and fittings over ornamental excess. At Chandigarh Tricity this translates into a low-rise built form intended to sit comfortably within the region's characteristic openness, rather than compete with it.

The Tricity's appeal has grown steadily as its planned extensions mature and civic infrastructure such as roads, metro connectivity proposals and eco-city zoning take shape. Entering at this stage of the region's growth gives early residents access to an address with room to develop further around them.

DLF Chandigarh Tricity is intended for those looking to plan a home in one of North India's most deliberately planned urban regions, under a developer with a multi-decade track record in city-scale residential development.

Location / Address

A Defining Address

Chandigarh, Panchkula and Mohali region · Chandigarh

The Chandigarh Tricity is the collective urban belt formed by Chandigarh, Panchkula and Mohali, a planned region built around wide avenues, sector-based zoning and generous green cover that traces back to the original city masterplan. Over the past two decades this belt has extended outward through planned extensions such as New Chandigarh in Mullanpur, developed by the Greater Mohali Area Development Authority as a low-density satellite of the Tricity. The region has drawn established institutions, healthcare campuses and IT parks, giving it a settled civic character rather than the feel of a speculative new suburb.

An address within this belt places residents inside a region already anchored by long-established educational and medical institutions, sector markets and business districts, while continuing to expand its road and civic infrastructure. For a developer entering the Tricity, this geography offers the combination valued most by long-term buyers: proximity to established city life alongside room for planned, lower-density living.

Beyond the Project

Infrastructure & Growth

New Chandigarh eco-city expansion

GMADA has designated Mullanpur as an eco-city with plot allocation and land acquisition already underway, extending planned civic infrastructure across the wider Tricity.

Proposed metro connectivity

Two metro stations and a junction are proposed for the Mullanpur area, part of a longer-term plan to link the Tricity's newer sectors with its established core.

Dakshin Marg to PR-4 road link

Chandigarh's UT administration has moved to acquire land connecting Dakshin Marg to the PR-4 road on the Mullanpur boundary, improving direct routes between Chandigarh and its northern extensions.

Expanding four-road network around Mullanpur

Planned road networks around Mullanpur are designed to connect the town with Mohali, Chandigarh, Panchkula, Zirakpur, Baddi, Kharar and Sirhind over the coming decades.

Institutional and healthcare campuses

The wider New Chandigarh belt already anchors education city campuses and a medicity zone, adding long-term social infrastructure around the Tricity's newer residential pockets.

Why Invest

Compelling Reasons

1

A DLF address in a new region

DLF Chandigarh Tricity brings a developer with roots going back to 1946 and a multi-decade residential track record into the Chandigarh Tricity for the first time, extending its reputation to a new region.

2

Low-rise, low-density format

Rather than a high-rise tower, the project is planned as a low-rise apartment community, favouring open sky lines, lower density living and a quieter street character.

3

Configurations built for households

With planned 2 BHK and 3 BHK homes, the project is designed to suit both compact and family-sized households within the same gated community.

4

Placed within a planned urban belt

The Chandigarh Tricity is one of India's most deliberately planned urban regions, giving residents the benefit of sector-based zoning, wide roads and generous green cover rather than unplanned growth.

5

Growing civic and road infrastructure

Ongoing road links such as the Dakshin Marg to PR-4 connection and proposed metro stations are extending civic infrastructure into the newer parts of the Tricity, adding long-term connectivity value.

6

Gated, secure community living

The development is planned with round-the-clock security, boundary-walled access and CCTV coverage, in keeping with DLF's standard approach to gated residential communities.

About the Developer

DLF Limited

DLF Limited was founded on July 4, 1946, by Chaudhary Raghvendra Singh in New Delhi, originally as Delhi Land and Finance. The company's first completed project was Krishna Nagar in East Delhi in 1949, followed by 22 urban colonies across Delhi including Model Town, Rajouri Garden, South Extension, Greater Kailash, and Hauz Khas. When the Delhi Development Act of 1957 restricted private development within the capital, DLF pivoted to Gurugram in Haryana, acquiring land that would become one of the country's most significant urban corridors. Today DLF is the largest publicly listed real estate developer in India by market capitalization, with operations spanning 15 states and 24 cities.

DLF's defining move was the development of DLF City in Gurugram beginning in the mid-1970s, transforming what was then a largely agrarian district into a globally connected corporate and residential hub. In 1985, DLF Qutab Enclave marked the company's formal return to large-scale development. That trajectory led to DLF Cyber City — one of India's largest integrated business districts — which today houses hundreds of multinational occupiers and generates substantial recurring rental income through DLF Cyber City Developers Limited, a joint venture with Singapore's sovereign wealth fund GIC. The company listed on Indian stock exchanges in July 2007 through what was at that time India's largest IPO, raising approximately Rs 9,000 crore.

Across its history DLF has delivered over 185 real estate projects covering more than 352 million square feet, with an annuity portfolio exceeding 45 million square feet in commercial and retail assets. The portfolio spans super-luxury and luxury residential — including The Camellias and The Dahlias in Gurugram — alongside IT parks, special economic zones, retail malls such as DLF Mall of India in Noida, and hospitality assets including The Lodhi hotel in New Delhi, which received one MICHELIN Key in 2025. The DLF Golf and Country Club in Gurugram, opened in 1999, features an 18-hole Gary Player championship course and has been rated India's best golf course by the Asian Golf Awards multiple times.

DLF approaches development as a long-term ecosystem rather than a transactional land business. The company's 'Partners in Progress' model for land acquisition, introduced under Chairman Emeritus K.P. Singh, brought farming communities into the development process as active participants. Rajiv Singh, the current Chairman, has overseen a sustained expansion of the annuity business from Rs 15.5 million in 2007 to Rs 29,000 million by 2019 and continued growth since. DLF's rental business has been conferred 21 Sword of Honour awards by the British Safety Council — the highest tally in the world — and the company holds LEED certifications from the US Green Building Council for tens of millions of square metres of built area. The stated pipeline for the next four to five years encompasses a Gross Development Value of approximately Rs 1,145 billion.
