The Address & The Vision

An Address Worth Coming Home To

DLF Sriperumbudur Plots is a plotted residential development by DLF in Sriperumbudur, Chennai, planned across 85 acres of land in the city's western industrial corridor. The project is organised as a gated layout rather than a built township, giving each buyer a plot of land on which to design and construct independently. It marks one of DLF's more recent forays into the Chennai plotted-development category, extending a company presence in the city that already includes large-format commercial campuses.

The layout is built around four distinct garden zones, each assigned a different everyday purpose across the site. Wide internal roads, avenue plantation and dedicated green pockets are woven through the plots so that daily life on the site is not defined solely by construction activity but also by open, planted space. The intent is a residential setting that still functions as a quiet counterpoint to the industrial energy of the surrounding SIPCOT belt.

Plot sizes within the layout are varied enough to accommodate different building ambitions, from compact homes to larger independent houses, and each plot is released with basic site-level infrastructure such as internal roads and utility provisioning already planned into the master layout. This approach places the design and construction decisions with the buyer, while DLF's role is confined to the underlying land development, drainage, roads and common areas.

Sriperumbudur's transformation into an automotive and electronics manufacturing base, alongside its position on the Chennai-Bengaluru corridor, is what makes the timing of this launch relevant. As industrial employment in the belt has expanded over the past two decades, demand for organised residential land in the same corridor has followed, and a plotted format allows buyers to enter at the land stage rather than waiting on a built product.

DLF Sriperumbudur Plots is positioned for buyers who want a plot within an organised, gated layout in one of Chennai's established industrial corridors, with the flexibility to build on their own timeline.

Location / Address

A Defining Address

Off NH-48, Kancheepuram District · Chennai

Sriperumbudur sits along the Chennai-Bengaluru Highway, roughly 40 km southwest of central Chennai, and has grown from a farming town into one of Tamil Nadu's principal automotive and electronics manufacturing belts. DLF Sriperumbudur Plots is located in central Sriperumbudur and is well-connected from Chennai, with a railway station close by that eases access to other parts of the city. The SIPCOT industrial park in the vicinity anchors production units for global names such as Hyundai, Nissan, Daimler and Samsung, drawing a steady base of working professionals to the corridor. This industrial depth, paired with improving road infrastructure, has made the micro-market one of the city's more closely watched land corridors.

For a plotted development, this address offers something apartments in the built-up parts of Chennai cannot: direct access to a fast-growing employment corridor without the density of the older city. The site's placement near the highway and rail line keeps commuting practical for those working across the Sriperumbudur-Oragadam industrial stretch, while the surrounding land use is still opening up, leaving room for the neighbourhood's character to be shaped over the coming years.

Beyond the Project

Infrastructure & Growth

Chennai-Bengaluru Industrial Corridor

Sriperumbudur sits at the centre of the Chennai-Bengaluru Industrial Corridor, one of the region's major infrastructure initiatives, positioning it to benefit from continued manufacturing and logistics investment.

Maduravoyal-Sriperumbudur Elevated Corridor

A proposed six-lane elevated corridor linking Maduravoyal to Sriperumbudur is aimed at easing travel between the city and the western industrial belt, reducing commute times for the area.

Chennai Metro Parandur Airport Line

Plans for a Chennai Metro line connecting to the proposed Parandur airport via the Sriperumbudur stretch would extend organised rail transit further into the western corridor.

NH-48 Widening and Upgrades

Ongoing improvements along NH-48, the Chennai-Bengaluru highway that runs through Sriperumbudur, continue to strengthen road connectivity for both industrial and residential users in the corridor.

SIPCOT Industrial Park Expansion

Continued expansion of the SIPCOT industrial park in Sriperumbudur, home to manufacturers across automotive and electronics sectors, sustains employment demand and residential interest in the surrounding belt.

Why Invest

Compelling Reasons

1

85-acre theme-gated layout

The development is planned across 85 acres in Sriperumbudur, organised as a gated layout with dedicated internal infrastructure rather than a dense, built-up township, giving each plot owner more room to plan independently.

2

Roughly 1,500 plots on offer

The site is laid out with close to 1,500 plots in a range of sizes, offering flexibility for buyers looking to build homes of different scales within the same gated community.

3

Four dedicated theme gardens

The layout is structured around four distinct garden zones covering recreation, fitness, social interaction and quiet green space, giving the community a planned mix of outdoor uses beyond simple landscaping.

4

Central Sriperumbudur address

The project is positioned in central Sriperumbudur, close to the local railway station, keeping commuting to other parts of Chennai relatively straightforward for residents and future homeowners.

5

Placed within an active industrial corridor

The plots sit along the Chennai-Bengaluru highway corridor, within reach of the SIPCOT industrial belt where automotive and electronics manufacturers maintain a long-standing presence, sustaining steady demand for housing nearby.

6

Backed by DLF's development track record

The project carries the backing of DLF, a real estate developer with roots going back to 1946 and a broad portfolio spanning residential colonies, integrated townships and large commercial campuses across India.

About the Developer

DLF Limited

DLF Limited was founded on July 4, 1946, by Chaudhary Raghvendra Singh in New Delhi, originally as Delhi Land and Finance. The company's first completed project was Krishna Nagar in East Delhi in 1949, followed by 22 urban colonies across Delhi including Model Town, Rajouri Garden, South Extension, Greater Kailash, and Hauz Khas. When the Delhi Development Act of 1957 restricted private development within the capital, DLF pivoted to Gurugram in Haryana, acquiring land that would become one of the country's most significant urban corridors. Today DLF is the largest publicly listed real estate developer in India by market capitalization, with operations spanning 15 states and 24 cities.

DLF's defining move was the development of DLF City in Gurugram beginning in the mid-1970s, transforming what was then a largely agrarian district into a globally connected corporate and residential hub. In 1985, DLF Qutab Enclave marked the company's formal return to large-scale development. That trajectory led to DLF Cyber City — one of India's largest integrated business districts — which today houses hundreds of multinational occupiers and generates substantial recurring rental income through DLF Cyber City Developers Limited, a joint venture with Singapore's sovereign wealth fund GIC. The company listed on Indian stock exchanges in July 2007 through what was at that time India's largest IPO, raising approximately Rs 9,000 crore.

Across its history DLF has delivered over 185 real estate projects covering more than 352 million square feet, with an annuity portfolio exceeding 45 million square feet in commercial and retail assets. The portfolio spans super-luxury and luxury residential — including The Camellias and The Dahlias in Gurugram — alongside IT parks, special economic zones, retail malls such as DLF Mall of India in Noida, and hospitality assets including The Lodhi hotel in New Delhi, which received one MICHELIN Key in 2025. The DLF Golf and Country Club in Gurugram, opened in 1999, features an 18-hole Gary Player championship course and has been rated India's best golf course by the Asian Golf Awards multiple times.

DLF approaches development as a long-term ecosystem rather than a transactional land business. The company's 'Partners in Progress' model for land acquisition, introduced under Chairman Emeritus K.P. Singh, brought farming communities into the development process as active participants. Rajiv Singh, the current Chairman, has overseen a sustained expansion of the annuity business from Rs 15.5 million in 2007 to Rs 29,000 million by 2019 and continued growth since. DLF's rental business has been conferred 21 Sword of Honour awards by the British Safety Council — the highest tally in the world — and the company holds LEED certifications from the US Green Building Council for tens of millions of square metres of built area. The stated pipeline for the next four to five years encompasses a Gross Development Value of approximately Rs 1,145 billion.
