The Address & The Vision

An Address Worth Owning

DLF Mall of India Gurgaon is the second property in DLF's Mall of India franchise, following the Noida flagship that opened in 2016. Vice Chairman Sriram Khattar has confirmed that construction of the Gurugram property has commenced, with a planned area of 26 to 27 lakh square feet, making it larger than its Noida predecessor. The development is being built under DLF Cyber City Developers Ltd (DCCDL), the joint venture between DLF and Singapore's sovereign wealth fund GIC that manages the bulk of DLF's rental portfolio.

The address is DLF Cyber City itself, a business district the developer built from the ground up and has operated for over two decades. For the tenants and shoppers who will eventually walk its floors, the promise is straightforward: a large-format retail and entertainment destination set inside a campus that already draws Fortune 500 employees, multinational teams and Global Capability Centre staff every working day.

DLF's Noida flagship introduced the idea of curated 'zoning' to Indian mall design, arranging shopping, dining and entertainment into distinct precincts across multiple levels. The Gurugram property follows in that lineage, with DLF citing renewed post-pandemic momentum in footfall and retail sales as the basis for expanding its mall business at this scale and investment.

DLF has estimated an investment of roughly Rs 2,200 crore for the Gurugram Mall of India, part of a broader push that includes new retail formats in Delhi and a mall in Goa. The choice of Cyber City reflects the same logic that built the district in the first place: proximity to a dense, high-spending working population, direct connectivity via NH-48, and an existing retail and hospitality ecosystem anchored by Cyber Hub next door.

As construction progresses, DLF Mall of India Gurgaon adds a new chapter to a business district the developer has shaped since 2003, bringing its retail franchise to the address where it built its corporate reputation.

Location / Address

A Defining Address

DLF Phase 2-3, NH-48, Gurugram, Haryana · DLF Cyber City · Gurgaon

DLF Cyber City is Gurugram's original business district, an integrated campus of Grade A office towers that has anchored the city's IT and corporate economy since it was established in 2003. The area sits at the Delhi-Gurugram border along NH-48, and is home to Fortune 500 companies, multinational corporations and Global Capability Centres operating out of nearly 15 million square feet of commercial space. Cyber Hub, the district's existing food and retail courtyard, has grown into one of Gurugram's most visited leisure precincts, drawing footfall from across the city through the day and into the night. It is this same address that DLF has chosen for its second Mall of India.

A mall of this scale inside a working business district is a deliberate wager on captive demand: tens of thousands of professionals move through Cyber City every day, and the area already has a dedicated Rapid Metro station built specifically to serve it. The upcoming DLF Mall of India sits within walking distance of Cyber Hub and the district's office towers, extending DLF's retail footprint into a catchment it has spent two decades building through its own commercial developments.

Why Invest

Compelling Reasons

1

Second chapter of a proven franchise

DLF Mall of India Gurgaon extends the Mall of India brand that DLF established in Noida in 2016, applying a tested zoning-led retail format to a new, larger property in the NCR market.

2

Address inside DLF Cyber City

The project sits within DLF Cyber City, the business district DLF has developed and operated since 2003, giving it direct proximity to Fortune 500 offices and daily working footfall.

3

Institutional backing

Development is carried out under DLF Cyber City Developers Ltd, a joint venture between DLF and GIC, Singapore's sovereign wealth fund, bringing long-term institutional capital to the project.

4

Scale among NCR's largest retail projects

At a planned 26 to 27 lakh square feet, the mall is being built larger than DLF's existing Noida flagship, positioning it among the bigger organised retail developments in Delhi NCR.

5

Built-in transit access

The site benefits from Cyber City's dedicated Rapid Metro station and direct frontage along NH-48, connectivity that was purpose-built for the district rather than added later.

6

Ready hospitality and business ecosystem

The location is surrounded by an established ecosystem of five-star hotels, corporate campuses and Cyber Hub's dining precinct, all of which feed potential footfall to the new mall.

About the Developer

DLF Limited

DLF Limited was founded on July 4, 1946, by Chaudhary Raghvendra Singh in New Delhi, originally as Delhi Land and Finance. The company's first completed project was Krishna Nagar in East Delhi in 1949, followed by 22 urban colonies across Delhi including Model Town, Rajouri Garden, South Extension, Greater Kailash, and Hauz Khas. When the Delhi Development Act of 1957 restricted private development within the capital, DLF pivoted to Gurugram in Haryana, acquiring land that would become one of the country's most significant urban corridors. Today DLF is the largest publicly listed real estate developer in India by market capitalization, with operations spanning 15 states and 24 cities.

DLF's defining move was the development of DLF City in Gurugram beginning in the mid-1970s, transforming what was then a largely agrarian district into a globally connected corporate and residential hub. In 1985, DLF Qutab Enclave marked the company's formal return to large-scale development. That trajectory led to DLF Cyber City — one of India's largest integrated business districts — which today houses hundreds of multinational occupiers and generates substantial recurring rental income through DLF Cyber City Developers Limited, a joint venture with Singapore's sovereign wealth fund GIC. The company listed on Indian stock exchanges in July 2007 through what was at that time India's largest IPO, raising approximately Rs 9,000 crore.

Across its history DLF has delivered over 185 real estate projects covering more than 352 million square feet, with an annuity portfolio exceeding 45 million square feet in commercial and retail assets. The portfolio spans super-luxury and luxury residential — including The Camellias and The Dahlias in Gurugram — alongside IT parks, special economic zones, retail malls such as DLF Mall of India in Noida, and hospitality assets including The Lodhi hotel in New Delhi, which received one MICHELIN Key in 2025. The DLF Golf and Country Club in Gurugram, opened in 1999, features an 18-hole Gary Player championship course and has been rated India's best golf course by the Asian Golf Awards multiple times.

DLF approaches development as a long-term ecosystem rather than a transactional land business. The company's 'Partners in Progress' model for land acquisition, introduced under Chairman Emeritus K.P. Singh, brought farming communities into the development process as active participants. Rajiv Singh, the current Chairman, has overseen a sustained expansion of the annuity business from Rs 15.5 million in 2007 to Rs 29,000 million by 2019 and continued growth since. DLF's rental business has been conferred 21 Sword of Honour awards by the British Safety Council — the highest tally in the world — and the company holds LEED certifications from the US Green Building Council for tens of millions of square metres of built area. The stated pipeline for the next four to five years encompasses a Gross Development Value of approximately Rs 1,145 billion.
