The Address & The Vision

An Address Worth Coming Home To

DLF Mahalaxmi Residential marks DLF's arrival in one of South Mumbai's most recognised central neighbourhoods. Founded in 1946 by Chaudhary Raghvendra Singh, DLF began with the development of 22 urban colonies in Delhi , and the developer's name has since become closely tied to large-format, master-planned residential communities across northern India. This Mahalaxmi address extends that legacy into a city where DLF is still a relatively new entrant, bringing its scale and structured approach to one of Mumbai's more storied postal codes.

Living in Mahalaxmi means being minutes from the racecourse, the sea, and some of the city's oldest institutions, without leaving the urban core. The neighbourhood's rhythm is set by its mix of colonial-era structures, mill-land redevelopment, and a skyline that has quietly turned vertical over the past decade. A home here is less about escaping the city and more about being positioned squarely inside its most enduring address.

DLF's design language has historically drawn on the scale of its own townships. The company pioneered Cyber City, DLF Golf and Country Club, and the ultra-luxury Golf Course Road corridor — The Aralias, The Magnolias, and The Camellias are its signature residential projects . That same emphasis on planning discipline and long-horizon execution is expected to inform how DLF approaches its Mahalaxmi development, adapted to the constraints and character of a dense South Mumbai plot rather than the open township format the developer built its name on in Gurugram.

The timing follows DLF's broader push into Mumbai. DLF made its Mumbai debut with 'The Westpark' in the Oshiwara area of Andheri, introducing over 400 premium apartments in its first phase, with prices ranging from Rs 5.5 crore to Rs 7.5 crore. Mahalaxmi represents a deliberate next step, moving DLF's Mumbai footprint from the western suburbs into the city's historic southern core, where developable land is scarce and demand has stayed resilient across cycles.

For those tracking DLF's expansion into Mumbai, Mahalaxmi is a name worth following as further project details are confirmed.

Location / Address

A Defining Address

South Mumbai, Maharashtra 400011 · Mumbai

Mahalaxmi sits at the confluence of South Mumbai's older institutional character and the city's newer commercial spine along Worli and Lower Parel. The area takes its name from the Mahalakshmi Temple, dedicated to Goddess Mahalakshmi. The locality's defining feature remains its racecourse precinct, and developments in the vicinity have leaned on that identity, with one nearby project noted for how the neighbouring Mahalaxmi Racecourse brings a distinct and powerful architectural vision to the city. It is this mix of heritage landmark and central-city convenience that continues to draw large developers into the micro-market.

For a developer entering Mumbai, Mahalaxmi represents one of the last substantial addresses within South Mumbai's inner ring. The locality follows in the footsteps of iconic projects like Lodha World Towers and Lodha Park , and has separately attracted large-scale interest from public land authorities, underscoring the area's development potential. The address places residents within a short commute of Worli's business towers, Lower Parel's corporate parks, and the Arabian Sea coastline, while retaining a distinctly established, low-turnover residential character uncommon in newer Mumbai suburbs.

Beyond the Project

Infrastructure & Growth

Mumbai Coastal Road

The Coastal Road project links Marine Drive to Worli along the western seafront, and once fully operational is expected to cut travel times sharply for South Mumbai commuters heading north.

Metro Line 3, Mahalaxmi Station

The Colaba-Bandra-SEEPZ underground corridor includes a station at Mahalaxmi, expected to improve east-west connectivity across South Mumbai and reduce dependence on surface traffic.

Worli-Sewri Elevated Connector

This planned link between the Eastern Freeway and Bandra-Worli Sea Link is designed to ease cross-city movement, indirectly benefiting neighbourhoods along the Worli-Mahalaxmi belt.

Lower Parel Mill Land Redevelopment

Ongoing redevelopment of former textile mill land into commercial towers and retail continues to reshape the neighbouring Lower Parel skyline, adding office and lifestyle density near Mahalaxmi.

Mahalaxmi Railway Station Upgrades

Incremental upgrades to suburban rail infrastructure at Mahalaxmi station support the area's role as a well-connected node on the Western Line for daily commuters.

Why Invest

Compelling Reasons

1

A DLF address in South Mumbai

DLF Mahalaxmi Residential extends a developer known for large-scale, disciplined execution in Gurugram into one of Mumbai's most established central neighbourhoods, bringing a national-scale developer's approach to a historically local market.

2

Racecourse-adjacent locality

Mahalaxmi's identity is anchored by its racecourse and open green expanse, a rare feature in dense South Mumbai that continues to define the area's character and desirability.

3

Central South Mumbai positioning

The location sits within easy reach of Worli, Lower Parel, and Mumbai Central, placing residents close to the city's commercial core without the congestion of the far south.

4

Established rail and road connectivity

Proximity to Mahalaxmi railway station and arterial roads such as Dr Annie Besant Road and Pandurang Budhkar Marg keeps the address well linked to both the western suburbs and South Mumbai.

5

Institutional and business proximity

Corporate hubs at Lower Parel and Worli, along with established hospitals, colleges, and hospitality addresses, are all within a short drive of Mahalaxmi.

6

DLF's expanding Mumbai footprint

Following its debut with The Westpark in Andheri, DLF's move into Mahalaxmi signals a deliberate expansion into South Mumbai, backed by the developer's decades of township-scale project delivery.

About the Developer

DLF Limited

DLF Limited was founded on July 4, 1946, by Chaudhary Raghvendra Singh in New Delhi, originally as Delhi Land and Finance. The company's first completed project was Krishna Nagar in East Delhi in 1949, followed by 22 urban colonies across Delhi including Model Town, Rajouri Garden, South Extension, Greater Kailash, and Hauz Khas. When the Delhi Development Act of 1957 restricted private development within the capital, DLF pivoted to Gurugram in Haryana, acquiring land that would become one of the country's most significant urban corridors. Today DLF is the largest publicly listed real estate developer in India by market capitalization, with operations spanning 15 states and 24 cities.

DLF's defining move was the development of DLF City in Gurugram beginning in the mid-1970s, transforming what was then a largely agrarian district into a globally connected corporate and residential hub. In 1985, DLF Qutab Enclave marked the company's formal return to large-scale development. That trajectory led to DLF Cyber City — one of India's largest integrated business districts — which today houses hundreds of multinational occupiers and generates substantial recurring rental income through DLF Cyber City Developers Limited, a joint venture with Singapore's sovereign wealth fund GIC. The company listed on Indian stock exchanges in July 2007 through what was at that time India's largest IPO, raising approximately Rs 9,000 crore.

Across its history DLF has delivered over 185 real estate projects covering more than 352 million square feet, with an annuity portfolio exceeding 45 million square feet in commercial and retail assets. The portfolio spans super-luxury and luxury residential — including The Camellias and The Dahlias in Gurugram — alongside IT parks, special economic zones, retail malls such as DLF Mall of India in Noida, and hospitality assets including The Lodhi hotel in New Delhi, which received one MICHELIN Key in 2025. The DLF Golf and Country Club in Gurugram, opened in 1999, features an 18-hole Gary Player championship course and has been rated India's best golf course by the Asian Golf Awards multiple times.

DLF approaches development as a long-term ecosystem rather than a transactional land business. The company's 'Partners in Progress' model for land acquisition, introduced under Chairman Emeritus K.P. Singh, brought farming communities into the development process as active participants. Rajiv Singh, the current Chairman, has overseen a sustained expansion of the annuity business from Rs 15.5 million in 2007 to Rs 29,000 million by 2019 and continued growth since. DLF's rental business has been conferred 21 Sword of Honour awards by the British Safety Council — the highest tally in the world — and the company holds LEED certifications from the US Green Building Council for tens of millions of square metres of built area. The stated pipeline for the next four to five years encompasses a Gross Development Value of approximately Rs 1,145 billion.
