The Address & The Vision

An Address Worth Coming Home To

DLF Jhandewalan Mall is positioned by DLF as a luxury fashion, gourmet and entertainment address in one of Delhi's more established commercial settings. The plan for the development is built around a curated retail mix rather than sheer scale, with the developer describing it as a business centre arranged with luxury fashion, gourmet and entertainment offerings in the middle of Lutyens' Delhi, spread over roughly 1,48,000 sq ft.

The intent is to give brands and shoppers a setting distinct from the suburban mall format that dominates much of Delhi NCR retail. A rich salon and a three-screen PVR ECX cinema are planned as anchors for footfall, alongside food courts offering a range of cuisines and entertainment zones designed for families, so a visit to the mall is expected to extend well beyond a single purchase.

Retail spaces are being planned with flexible layouts, so that individual businesses can shape their frontage and floor plan around their own brand rather than fit into a single template. High-visibility shopfronts, centralised management systems, professional maintenance, and loading and unloading bays are among the operational details built into the design, alongside parking equipped with modern management technology for both retailers and their customers.

The address itself carries weight: Jhandewalan's position at the edge of Lutyens' Delhi, close to Karol Bagh's shopping culture and connected directly by the Blue Line metro, gives the development a built-in catchment that longer-established Delhi retail streets have spent decades cultivating. That combination of central geography and metro access is central to how DLF is positioning this as a new chapter in its Delhi retail story, distinct from its larger destination malls in Vasant Kunj, Saket and Noida.

For retailers weighing where to plant a flagship or a first Delhi store, and for shoppers who currently split their time between Karol Bagh and Connaught Place, DLF Jhandewalan Mall is being built as a reason to stay closer to the centre of the city.

Location / Address

A Defining Address

Rani Jhansi Road, Central Delhi 110055 · New Delhi

Jhandewalan sits in the older, denser core of central Delhi, wedged between Karol Bagh, Patel Nagar and Rajendra Place, with the Ridge forest as its green backdrop and the Jhandewalan metro station serving as a well-used interchange point on the network. The locality carries genuine civic history, taking its name from the centuries-old Jhandewalan Devi Temple, and today functions as a working commercial and residential quarter rather than a planned real estate colony. Connaught Place lies only a few kilometres east, while New Delhi Railway Station and the wholesale bustle of Paharganj are close enough to shape daily footfall in the area.

For a retail address, this positioning matters: Jhandewalan draws on the shopping habits of Karol Bagh and Rajendra Place, the office population of Central Delhi, and the transit volumes of a Blue Line metro station, without needing a satellite township to build demand from scratch. It is this combination of old-Delhi catchment and metro-linked access that DLF is building on with a mall conceived around fashion, gourmet dining and entertainment.

Beyond the Project

Infrastructure & Growth

Jhandewalan Blue Line metro station

The adjacent metro station connects the site directly to Karol Bagh, Rajendra Place, Connaught Place and the wider Blue Line network, supporting steady footfall for a retail address without dependence on private vehicles.

DLF's expanding Delhi retail footprint

DLF has continued to grow its organised retail presence across Delhi, including its Midtown Plaza neighbourhood centre in Moti Nagar, reflecting a broader push into West and Central Delhi retail corridors.

Central Ridge Reserve Forest

The forested Ridge running near Jhandewalan gives the surrounding commercial belt an unusual green buffer for a dense central Delhi location, tempering the intensity of the immediate retail and traffic environment.

New Delhi Railway Station proximity

The site's closeness to New Delhi Railway Station keeps it linked to the national rail network, widening the catchment for shoppers and business travellers arriving from outside the city.

Panchkuian and Ring Road connectivity

Arterial roads linking Jhandewalan to Connaught Place, Paharganj and the wider Ring Road network support vehicular access to the site from across Central and West Delhi.

Why Invest

Compelling Reasons

1

Central Lutyens' Delhi address

The mall is positioned in the middle of Lutyens' Delhi, giving retailers access to a catchment shaped by government offices, established residential colonies and long-standing shopping districts rather than a newly developed suburb.

2

Curated luxury and lifestyle retail mix

The development is planned around fashion, gourmet and entertainment offerings, aiming for a tenant mix that draws serious shoppers rather than casual footfall alone.

3

Built-in entertainment anchor

A three-screen PVR ECX cinema and a premium salon are planned as anchors, designed to extend visit duration and repeat footfall beyond straightforward retail transactions.

4

Metro-linked accessibility

Proximity to the Jhandewalan Blue Line metro station connects the site to Karol Bagh, Rajendra Place and Connaught Place, reducing dependence on car-based access common to suburban malls.

5

Backed by DLF's retail track record

DLF's retail portfolio spans destinations such as DLF Emporio, DLF Promenade, DLF Avenue and DLF Mall of India, giving this Jhandewalan development the backing of an operator with decades of experience running curated retail environments.

6

Flexible retail formats

Retail spaces are planned with adaptable layouts, allowing businesses of varying formats and sizes to shape their frontage and floor plan around their specific brand requirements.

About the Developer

DLF Limited

DLF Limited was founded on July 4, 1946, by Chaudhary Raghvendra Singh in New Delhi, originally as Delhi Land and Finance. The company's first completed project was Krishna Nagar in East Delhi in 1949, followed by 22 urban colonies across Delhi including Model Town, Rajouri Garden, South Extension, Greater Kailash, and Hauz Khas. When the Delhi Development Act of 1957 restricted private development within the capital, DLF pivoted to Gurugram in Haryana, acquiring land that would become one of the country's most significant urban corridors. Today DLF is the largest publicly listed real estate developer in India by market capitalization, with operations spanning 15 states and 24 cities.

DLF's defining move was the development of DLF City in Gurugram beginning in the mid-1970s, transforming what was then a largely agrarian district into a globally connected corporate and residential hub. In 1985, DLF Qutab Enclave marked the company's formal return to large-scale development. That trajectory led to DLF Cyber City — one of India's largest integrated business districts — which today houses hundreds of multinational occupiers and generates substantial recurring rental income through DLF Cyber City Developers Limited, a joint venture with Singapore's sovereign wealth fund GIC. The company listed on Indian stock exchanges in July 2007 through what was at that time India's largest IPO, raising approximately Rs 9,000 crore.

Across its history DLF has delivered over 185 real estate projects covering more than 352 million square feet, with an annuity portfolio exceeding 45 million square feet in commercial and retail assets. The portfolio spans super-luxury and luxury residential — including The Camellias and The Dahlias in Gurugram — alongside IT parks, special economic zones, retail malls such as DLF Mall of India in Noida, and hospitality assets including The Lodhi hotel in New Delhi, which received one MICHELIN Key in 2025. The DLF Golf and Country Club in Gurugram, opened in 1999, features an 18-hole Gary Player championship course and has been rated India's best golf course by the Asian Golf Awards multiple times.

DLF approaches development as a long-term ecosystem rather than a transactional land business. The company's 'Partners in Progress' model for land acquisition, introduced under Chairman Emeritus K.P. Singh, brought farming communities into the development process as active participants. Rajiv Singh, the current Chairman, has overseen a sustained expansion of the annuity business from Rs 15.5 million in 2007 to Rs 29,000 million by 2019 and continued growth since. DLF's rental business has been conferred 21 Sword of Honour awards by the British Safety Council — the highest tally in the world — and the company holds LEED certifications from the US Green Building Council for tens of millions of square metres of built area. The stated pipeline for the next four to five years encompasses a Gross Development Value of approximately Rs 1,145 billion.
