The Address & The Vision

An Address Worth Coming Home To

DLF Guindy is an upcoming residential development from DLF in Guindy, one of South Chennai's oldest industrial and institutional neighbourhoods. The project marks DLF's continued expansion into the Chennai market, following its established plotted and mixed-use developments elsewhere in the city.

Living here means proximity to a working city rather than distance from it. Guindy's mix of tech parks, an industrial estate, a national park, and rail infrastructure gives residents the option to work close to home while retaining access to the rest of Chennai through the metro and suburban network.

As the project takes shape, DLF's approach draws on decades of master-planned development experience, applying the same emphasis on layout, connectivity within the site, and amenity planning that has defined its residential communities in other cities.

Guindy's continuing growth as a commercial and transit node makes this an address with long-term relevance, situated at the intersection of established infrastructure and ongoing city expansion in South Chennai.

DLF Guindy is positioned for those who want a home within an established, well-connected part of Chennai rather than an emerging suburb still building its infrastructure.

Location / Address

A Defining Address

Chennai, Tamil Nadu 600032 · Chennai

Guindy is one of South Chennai's most recognisable localities, functioning as a connector between the city's southern residential belt and its central and western business districts. This is a landmark locality that connects South Chennai to the Central and Western parts of the city. The area is called the "Gateway of Chennai". The neighbourhood combines an established industrial estate, corporate office campuses, and long-standing residential streets in one continuous stretch.

The locality's identity is shaped by the institutions and green spaces around it. All are centred around IIT, the Guindy Race Course, the Industrial Estate, and other major hubs. The Olympia Technology Park and the SIDCO Industrial Estate are both nearby, and in fact, most of the stretch is home to several industrial estates and factories. For residents, this places daily commutes to some of Chennai's largest employment clusters within a short drive, while the metro and suburban rail networks extend that reach across the wider city.

Beyond the Project

Infrastructure & Growth

Chennai Metro Blue Line and Guindy corridor upgrades

Guindy's existing metro and suburban rail stations continue to see network expansion, improving cross-city commute times for residents working across Chennai's IT and industrial hubs.

Inner Ring Road and GST Road improvements

Ongoing road widening and junction upgrades along the Inner Ring Road and GST Road corridor are aimed at easing traffic flow through Guindy's dense commercial stretch.

Chennai Outer Ring Road expansion

The city's Outer Ring Road continues to develop as a decongestion route, gradually improving connectivity between South Chennai localities like Guindy and the outer suburbs.

Growth of the Guindy-Olympia IT corridor

Continued expansion of tech parks such as Olympia Tech Park and Tidel Park around Guindy is sustaining commercial demand and employment density in the immediate vicinity.

Chennai International Airport connectivity

Why Invest

Compelling Reasons

1

Established Guindy address

Guindy is a mature, well-developed locality with existing social and physical infrastructure, unlike emerging suburbs still building out roads, schools, and utilities from scratch.

2

Metro and rail connectivity

Guindy is served by both a metro station on the Blue Line and a suburban railway station, giving residents multiple transit options across Chennai without depending solely on road traffic.

3

Proximity to the IT corridor

Olympia Tech Park, Tidel Park, and the SIDCO Industrial Estate are all within a short distance, placing DLF Guindy close to a dense cluster of corporate employers and daily job opportunities.

4

Green surroundings

Guindy National Park sits within the same locality, offering residents a rare pocket of protected green cover amid an otherwise dense urban and industrial stretch of the city.

5

DLF's development track record

DLF brings decades of master-planned residential and commercial development experience from Delhi and Gurugram to its Chennai projects, including DLF Guindy, DLF Park Estate in Siruseri, and DLF MRC Chennai.

6

Central connector location

Guindy's position along Anna Salai and the Inner Ring Road makes it a natural pass-through point for the city, keeping both South Chennai and the central business districts within easy reach.

About the Developer

DLF Limited

DLF Limited was founded on July 4, 1946, by Chaudhary Raghvendra Singh in New Delhi, originally as Delhi Land and Finance. The company's first completed project was Krishna Nagar in East Delhi in 1949, followed by 22 urban colonies across Delhi including Model Town, Rajouri Garden, South Extension, Greater Kailash, and Hauz Khas. When the Delhi Development Act of 1957 restricted private development within the capital, DLF pivoted to Gurugram in Haryana, acquiring land that would become one of the country's most significant urban corridors. Today DLF is the largest publicly listed real estate developer in India by market capitalization, with operations spanning 15 states and 24 cities.

DLF's defining move was the development of DLF City in Gurugram beginning in the mid-1970s, transforming what was then a largely agrarian district into a globally connected corporate and residential hub. In 1985, DLF Qutab Enclave marked the company's formal return to large-scale development. That trajectory led to DLF Cyber City — one of India's largest integrated business districts — which today houses hundreds of multinational occupiers and generates substantial recurring rental income through DLF Cyber City Developers Limited, a joint venture with Singapore's sovereign wealth fund GIC. The company listed on Indian stock exchanges in July 2007 through what was at that time India's largest IPO, raising approximately Rs 9,000 crore.

Across its history DLF has delivered over 185 real estate projects covering more than 352 million square feet, with an annuity portfolio exceeding 45 million square feet in commercial and retail assets. The portfolio spans super-luxury and luxury residential — including The Camellias and The Dahlias in Gurugram — alongside IT parks, special economic zones, retail malls such as DLF Mall of India in Noida, and hospitality assets including The Lodhi hotel in New Delhi, which received one MICHELIN Key in 2025. The DLF Golf and Country Club in Gurugram, opened in 1999, features an 18-hole Gary Player championship course and has been rated India's best golf course by the Asian Golf Awards multiple times.

DLF approaches development as a long-term ecosystem rather than a transactional land business. The company's 'Partners in Progress' model for land acquisition, introduced under Chairman Emeritus K.P. Singh, brought farming communities into the development process as active participants. Rajiv Singh, the current Chairman, has overseen a sustained expansion of the annuity business from Rs 15.5 million in 2007 to Rs 29,000 million by 2019 and continued growth since. DLF's rental business has been conferred 21 Sword of Honour awards by the British Safety Council — the highest tally in the world — and the company holds LEED certifications from the US Green Building Council for tens of millions of square metres of built area. The stated pipeline for the next four to five years encompasses a Gross Development Value of approximately Rs 1,145 billion.
