The Address & The Vision

An Address Worth Owning

DLF Sector 61 Gurugram is an upcoming residential opportunity on Golf Course Extension Road, set within one of Gurugram’s established growth corridors. DLF has brought together a contiguous land parcel of approximately 36 acres for a group-housing opportunity. The address combines a substantial site with the reach of an active urban neighbourhood.

Sector 61 places the opportunity among a network of residential communities, healthcare destinations, retail and hospitality. Nearby landmarks identified around the location include Paras Hospitals, CK Birla Hospital, Ardee Mall and WorldMark Gurgaon. This is a setting shaped by everyday services as well as connections across Gurugram.

DLF’s disclosed plans describe the scale and location of the land opportunity, while the project’s architecture, landscape and home specifications remain to be defined. The site’s contiguous extent gives the development a substantial planning canvas. Its eventual residential character will take shape through DLF’s project-specific design and delivery plans.

The location has drawn attention for its access to Golf Course Extension Road and its existing physical and social infrastructure. DLF’s May 2024 presentation described an approximately 29-acre opportunity with around 7.5 million sq ft of saleable potential, including additional potential from TOD/TDR. In October 2026, a further 7.48-acre collaboration expanded the contiguous site to approximately 36 acres.

DLF was founded in 1946 and reports 178 real-estate projects developed, with approximately 349 million sq ft of area developed. For a closer look at this upcoming Sector 61 opportunity, register your interest with the DLF channel-partner team.

Beyond the Project

Infrastructure & Growth

Proposed Sector 56–Panchgaon metro corridor

The proposed 35.25-km corridor is planned with 28 stations and includes Sector 61. Haryana’s government has directed time-bound finalisation of the detailed project report; the corridor is proposed infrastructure, not an operating service.

Planned metro connection through Sector 61

The proposed route would link Sector 56 with Panchgaon and include a station in Sector 61, adding a potential public-transport connection to the locality as the corridor advances through planning.

Existing Sector 55–56 Rapid Metro

Sector 55–56 is the nearest existing Rapid Metro station identified for the Sector 61 locality. The station provides a current rail-transit option alongside the area’s road connections.

Why Invest

Compelling Reasons

1

A significant contiguous land holding

The Sector 61 opportunity now spans approximately 36 contiguous acres following DLF’s collaboration for a further 7.48 acres. That scale gives the site a substantial place within the Golf Course Extension Road residential market.

2

A named Gurugram growth corridor

The address sits on or near Golf Course Extension Road, a principal corridor in this part of Gurugram. Sohna Road and NH-48 connect the locality to the wider city and the Gurugram–Delhi road network.

3

DLF’s established development history

Founded in 1946, DLF reported 178 real-estate projects developed and approximately 349 million sq ft of area developed in its FY 2024–25 annual report. Its Gurugram portfolio includes projects across several sectors and residential segments.

4

A location with established destinations

DLF’s location map identifies Paras Hospitals, CK Birla Hospital, Ardee Mall, WorldMark Gurgaon and DoubleTree by Hilton Hotel Gurgaon–New Delhi near the mapped site. These destinations contribute to the existing social and commercial context of Sector 61.

5

Potential future metro access

The proposed Sector 56–Panchgaon metro corridor includes Sector 61 and is planned as a 35.25-km route with 28 stations. It remains a planned corridor, with detailed project report finalisation directed by the Haryana government.

6

A defined forward launch horizon

DLF management indicated that launch is planned for FY 2027–28, following the land-positioning work on the Sector 61 opportunity. The stated horizon gives prospective buyers a clear view of the project’s upcoming stage.

About the Developer

DLF Limited

DLF Limited was founded on July 4, 1946, by Chaudhary Raghvendra Singh in New Delhi, originally as Delhi Land and Finance. The company's first completed project was Krishna Nagar in East Delhi in 1949, followed by 22 urban colonies across Delhi including Model Town, Rajouri Garden, South Extension, Greater Kailash, and Hauz Khas. When the Delhi Development Act of 1957 restricted private development within the capital, DLF pivoted to Gurugram in Haryana, acquiring land that would become one of the country's most significant urban corridors. Today DLF is the largest publicly listed real estate developer in India by market capitalization, with operations spanning 15 states and 24 cities.

DLF's defining move was the development of DLF City in Gurugram beginning in the mid-1970s, transforming what was then a largely agrarian district into a globally connected corporate and residential hub. In 1985, DLF Qutab Enclave marked the company's formal return to large-scale development. That trajectory led to DLF Cyber City — one of India's largest integrated business districts — which today houses hundreds of multinational occupiers and generates substantial recurring rental income through DLF Cyber City Developers Limited, a joint venture with Singapore's sovereign wealth fund GIC. The company listed on Indian stock exchanges in July 2007 through what was at that time India's largest IPO, raising approximately Rs 9,000 crore.

Across its history DLF has delivered over 185 real estate projects covering more than 352 million square feet, with an annuity portfolio exceeding 45 million square feet in commercial and retail assets. The portfolio spans super-luxury and luxury residential — including The Camellias and The Dahlias in Gurugram — alongside IT parks, special economic zones, retail malls such as DLF Mall of India in Noida, and hospitality assets including The Lodhi hotel in New Delhi, which received one MICHELIN Key in 2025. The DLF Golf and Country Club in Gurugram, opened in 1999, features an 18-hole Gary Player championship course and has been rated India's best golf course by the Asian Golf Awards multiple times.

DLF approaches development as a long-term ecosystem rather than a transactional land business. The company's 'Partners in Progress' model for land acquisition, introduced under Chairman Emeritus K.P. Singh, brought farming communities into the development process as active participants. Rajiv Singh, the current Chairman, has overseen a sustained expansion of the annuity business from Rs 15.5 million in 2007 to Rs 29,000 million by 2019 and continued growth since. DLF's rental business has been conferred 21 Sword of Honour awards by the British Safety Council — the highest tally in the world — and the company holds LEED certifications from the US Green Building Council for tens of millions of square metres of built area. The stated pipeline for the next four to five years encompasses a Gross Development Value of approximately Rs 1,145 billion.
