The Address & The Vision

An Address Worth Owning

DLF Gurugram Housing Development is a planned residential address in Sector 61, along Golf Course Extension Road. Its defining feature at this stage is its setting on an approximately 36-acre contiguous landholding. The project is positioned within a neighbourhood where residential, healthcare, retail and hospitality destinations are already present.

Sector 61 places the site within the broader Golf Course Extension Road corridor, where established social and physical infrastructure shapes daily life. Nearby destinations identified on DLF’s location map include Ardee Mall, WorldMark Gurgaon, DLF Park Place and DoubleTree by Hilton Hotel Gurgaon. Paras Hospitals and CK Birla Hospital add to the area’s healthcare presence.

The land assembly brings DLF’s earlier Sector 61 site together with an adjoining parcel, creating a larger continuous setting for the planned housing development. In its May 2024 investor presentation, DLF described the earlier site as approximately 29 acres, with an estimated saleable area of 7.5 million sq ft and estimated sales potential of ₹20,000 crore. Those estimates related to the earlier site.

DLF announced the collaboration for an additional 7.48-acre parcel on October 17, 2026, taking its contiguous Sector 61 holding to approximately 36 acres. The announcement places the development within a corridor that DLF had characterised as having existing infrastructure, with further infrastructure upgrades expected to support the site’s potential.

DLF’s Gurugram story began with its expansion into the city in 1985, following its founding in 1946. The company’s residential portfolio in Gurugram includes The Camellias, DLF The Arbour, DLF Privana South and DLF Privana West. Why Invest

Compelling Reasons

1

A Sector 61 address

The planned development is located in Sector 61 on Golf Course Extension Road, Gurugram. The location places it within a residential corridor where DLF has identified existing physical and social infrastructure, alongside established healthcare, retail and hospitality destinations.

2

An approximately 36-acre contiguous site

DLF’s collaboration for an adjoining 7.48-acre parcel brings its Sector 61 holding to approximately 36 acres of contiguous land. The scale describes the combined holding, providing the defining site context for the planned housing development.

3

A growing land assembly

The proposed project builds on DLF’s earlier Sector 61 opportunity, identified in its May 2024 investor presentation as an approximately 29-acre site. The later addition of adjoining land expands the contiguous holding in the same locality.

4

Neighbourhood destinations nearby

DLF’s Sector 61 location map identifies Paras Hospitals, CK Birla Hospital, Ardee Mall, WorldMark Gurgaon, DoubleTree by Hilton Hotel Gurgaon, DLF Park Place and Ghata in the surrounding area, offering a clear picture of the wider neighbourhood.

5

Part of DLF’s Gurugram portfolio

DLF expanded into Gurugram in 1985. Its residential projects in the city include The Camellias, DLF The Arbour, DLF Privana South and DLF Privana West, placing the planned Sector 61 development within the company’s broader local presence.

6

A long-established developer

Founded in 1946 by Chaudhary Raghvendra Singh, DLF describes operations across 15 states and 24 cities. The company’s stated development portfolio spans more than 185 real-estate projects covering more than 352 million sq ft.

About the Developer

DLF Limited

DLF Limited was founded on July 4, 1946, by Chaudhary Raghvendra Singh in New Delhi, originally as Delhi Land and Finance. The company's first completed project was Krishna Nagar in East Delhi in 1949, followed by 22 urban colonies across Delhi including Model Town, Rajouri Garden, South Extension, Greater Kailash, and Hauz Khas. When the Delhi Development Act of 1957 restricted private development within the capital, DLF pivoted to Gurugram in Haryana, acquiring land that would become one of the country's most significant urban corridors. Today DLF is the largest publicly listed real estate developer in India by market capitalization, with operations spanning 15 states and 24 cities.

DLF's defining move was the development of DLF City in Gurugram beginning in the mid-1970s, transforming what was then a largely agrarian district into a globally connected corporate and residential hub. In 1985, DLF Qutab Enclave marked the company's formal return to large-scale development. That trajectory led to DLF Cyber City — one of India's largest integrated business districts — which today houses hundreds of multinational occupiers and generates substantial recurring rental income through DLF Cyber City Developers Limited, a joint venture with Singapore's sovereign wealth fund GIC. The company listed on Indian stock exchanges in July 2007 through what was at that time India's largest IPO, raising approximately Rs 9,000 crore.

Across its history DLF has delivered over 185 real estate projects covering more than 352 million square feet, with an annuity portfolio exceeding 45 million square feet in commercial and retail assets. The portfolio spans super-luxury and luxury residential — including The Camellias and The Dahlias in Gurugram — alongside IT parks, special economic zones, retail malls such as DLF Mall of India in Noida, and hospitality assets including The Lodhi hotel in New Delhi, which received one MICHELIN Key in 2025. The DLF Golf and Country Club in Gurugram, opened in 1999, features an 18-hole Gary Player championship course and has been rated India's best golf course by the Asian Golf Awards multiple times.

DLF approaches development as a long-term ecosystem rather than a transactional land business. The company's 'Partners in Progress' model for land acquisition, introduced under Chairman Emeritus K.P. Singh, brought farming communities into the development process as active participants. Rajiv Singh, the current Chairman, has overseen a sustained expansion of the annuity business from Rs 15.5 million in 2007 to Rs 29,000 million by 2019 and continued growth since. DLF's rental business has been conferred 21 Sword of Honour awards by the British Safety Council — the highest tally in the world — and the company holds LEED certifications from the US Green Building Council for tens of millions of square metres of built area. The stated pipeline for the next four to five years encompasses a Gross Development Value of approximately Rs 1,145 billion.
