The Address & The Vision

An Address Worth Owning

DLF Commercial Panchkula is a premium retail and office complex of G+4 buildings on 2.11 acres, planned as eight independent structures along Kalka Road. The project brings the developer's long experience with commercial complexes near residential areas to a corridor that carries heavy daily footfall. Its signature is a considered mix of flagship ground floor frontages and boutique office floors above.

The address promises high visibility and strong footfall, with the site positioned on the first road that leads toward the hills. Patrons arriving from Chandigarh, Sector 20 and Pinjore pass the frontage every day, which gives retailers and service brands a natural audience. The surrounding Panchkula setting, with its green sectors and proximity to the foothills, adds an everyday sense of calm to a working address.

The design approach is contemporary and deliberately practical, with each building conceived as an independent unit so that owners can shape their own identity on the street. Spaces are planned for clear circulation, prominent entrances and efficient floor layouts that suit showrooms, clinics, consultancies and food outlets. The result is an address that reads as considered from the road and works well from the inside.

The timing is significant because Panchkula's commercial corridors are drawing sustained interest as the city expands and the Tricity connections move forward. Early investors can choose their building position and take advantage of launch pricing while the project is still in its formative stage. Owning a frontage on a road that defines the approach to the hills offers both occupation and long-term relevance.

Visit the project site on Kalka Road to see the frontage, the surrounding traffic and the spaces that could become your business address. A conversation with the DLF team will guide you through the building options, ownership choices and the opportunity available at this stage of the project.

Location / Address

A Defining Address

Amravati Sector Dividing Road, Panchkula, Haryana · Kalka · Panchkula

Kalka Road is one of the principal arteries leading out of Panchkula toward the Shivalik foothills, carrying steady traffic between Chandigarh, Panchkula and the hill towns beyond. NH-5 runs along this corridor through Chandigarh, Panchkula and Kalka, giving the stretch a character shaped by movement, trade and daily commerce. The neighbourhood combines planned sector living with a growing run of commercial frontage that serves both local residents and travellers.

The project sits about 200 metres from Kalka Road on the Amravati sector dividing road, placing it on the right-hand side beside a petrol pump. Its position opposite the DLF Valley clubhouse adds visibility from one of the busiest approaches to the hills. Seamless access to NH-5, Sector 20, Pinjore and Chandimandir makes the address practical for customers, staff and deliveries alike.

Beyond the Project

Infrastructure & Growth

Tricity Metro Network

The Chandigarh, Mohali and Panchkula metro was approved in June 2023 and cleared formally in July 2024. Phase 1 includes 11 km within Panchkula, with construction planned from 2027 and completion between 2034 and 2037.

Himalayan Expressway

The 27.5 km Himalayan Expressway, with 21 km in Panchkula, has been in operation since May 2012. It strengthens road access between the city and the hill routes that run past Kalka Road.

Zirakpur to Sector 20 Metro Extension

A planned extension of about 3.5 km links Zirakpur to Panchkula Sector 20. The connection brings the commercial corridor closer to the wider Tricity transit grid.

Panchkula Draft GIS Master Plan

Panchkula has prepared a draft GIS-based master plan to guide growth. The framework supports planned commercial development along major arterial roads such as Kalka Road.

Kalka-Shimla Railway

The Kalka-Shimla Railway, a UNESCO World Heritage line, begins at Kalka and draws steady tourism through the town. Its ongoing footfall reinforces the appeal of retail and hospitality frontage on the Kalka corridor.

Why Invest

Compelling Reasons

1

Frontage on Kalka Road

The project sits about 200 metres from Kalka Road on the Amravati sector dividing road, offering strong visibility to daily traffic heading toward the hills and Kalka. The position beside a petrol pump and opposite the DLF Valley clubhouse adds recognisable landmarks for customers and visitors.

2

Footfall on the First Road to the Hills

The developer highlights high visibility and footfall on the first road towards the hills. Retailers, clinics and food brands benefit from a steady stream of commuters, families and travellers passing the frontage.

3

Ownership Flexibility

Basement and ground floor units are offered with a single owner per building, suited to flagship showrooms, anchor retail, banks or eateries. Upper floors are arranged for multiple owners, so offices and boutique retailers can take their own floors within the same complex.

4

Seamless Connectivity

The site offers access to NH-5, Sector 20, Pinjore and Chandimandir, linking the address to the wider Tricity road network. Chandigarh is within reach by road, making the location practical for clients, staff and suppliers.

5

Developer With Commercial Heritage

DLF pioneered the development of commercial complexes near residential areas and has delivered large retail and office portfolios across Gurugram and Panchkula. This commercial experience shapes the planning of DLF Commercial Panchkula and its focus on usable, well-positioned floors.

6

Early Stage Opportunity

The project is in pre-launch with booking open, and early investors can choose their building position at launch pricing. Securing a frontage at this stage places owners ahead of the Tricity Metro and the continued growth of the Kalka Road corridor.

About the Developer

DLF Limited

DLF Limited was founded on July 4, 1946, by Chaudhary Raghvendra Singh in New Delhi, originally as Delhi Land and Finance. The company's first completed project was Krishna Nagar in East Delhi in 1949, followed by 22 urban colonies across Delhi including Model Town, Rajouri Garden, South Extension, Greater Kailash, and Hauz Khas. When the Delhi Development Act of 1957 restricted private development within the capital, DLF pivoted to Gurugram in Haryana, acquiring land that would become one of the country's most significant urban corridors. Today DLF is the largest publicly listed real estate developer in India by market capitalization, with operations spanning 15 states and 24 cities.

DLF's defining move was the development of DLF City in Gurugram beginning in the mid-1970s, transforming what was then a largely agrarian district into a globally connected corporate and residential hub. In 1985, DLF Qutab Enclave marked the company's formal return to large-scale development. That trajectory led to DLF Cyber City — one of India's largest integrated business districts — which today houses hundreds of multinational occupiers and generates substantial recurring rental income through DLF Cyber City Developers Limited, a joint venture with Singapore's sovereign wealth fund GIC. The company listed on Indian stock exchanges in July 2007 through what was at that time India's largest IPO, raising approximately Rs 9,000 crore.

Across its history DLF has delivered over 185 real estate projects covering more than 352 million square feet, with an annuity portfolio exceeding 45 million square feet in commercial and retail assets. The portfolio spans super-luxury and luxury residential — including The Camellias and The Dahlias in Gurugram — alongside IT parks, special economic zones, retail malls such as DLF Mall of India in Noida, and hospitality assets including The Lodhi hotel in New Delhi, which received one MICHELIN Key in 2025. The DLF Golf and Country Club in Gurugram, opened in 1999, features an 18-hole Gary Player championship course and has been rated India's best golf course by the Asian Golf Awards multiple times.

DLF approaches development as a long-term ecosystem rather than a transactional land business. The company's 'Partners in Progress' model for land acquisition, introduced under Chairman Emeritus K.P. Singh, brought farming communities into the development process as active participants. Rajiv Singh, the current Chairman, has overseen a sustained expansion of the annuity business from Rs 15.5 million in 2007 to Rs 29,000 million by 2019 and continued growth since. DLF's rental business has been conferred 21 Sword of Honour awards by the British Safety Council — the highest tally in the world — and the company holds LEED certifications from the US Green Building Council for tens of millions of square metres of built area. The stated pipeline for the next four to five years encompasses a Gross Development Value of approximately Rs 1,145 billion.
