The Address & The Vision

An Address Worth Coming Home To

DLF Commercial Rohini, also known as Mall Rohini, is an upcoming commercial development from DLF positioned in the Rohini sub-city of North West Delhi. DLF Limited (formerly Delhi Land & Finance) is an Indian commercial real estate development company founded by Chaudhary Raghvendra Singh in 1946, and it is based in New Delhi, India. That Delhi lineage gives this Rohini address a particular relevance, bringing the developer's retail and mixed-use experience back into the city where the group first began operations.

The development is planned as a multi-format retail and leisure destination rather than a single-use shopping strip. Public project information describes retail shops on the ground and first floor, with a lower ground floor hyper market that has immediate access from the ground floor, alongside a food court, cinema, and children's and entertainment zone on the second floor, with a spa with pool, an all-weather banquet hall, a business centre, and service suites from the fourth floor onwards. Parking has been planned with a three-level basement and surface parking to support the footfall such a format is designed to draw.

DLF's design language for retail destinations has been shaped over nearly two decades of large-format mall development. The company pioneered organized retail with DLF Emporio, launched in 2008, which was India's first luxury mall. Its scale in this segment has continued to grow since, with DLF Mall of India becoming, in 2019, the first mall in the world to receive a LEED Platinum certification from the United States Green Building Council. Mall Rohini is positioned to extend that retail and entertainment format into an established North Delhi catchment.

The timing reflects a locality with a large resident base and comparatively limited organised retail supply. The site sits in a region surrounded by 3000 acres of residential development and several group housing projects at advanced stages of construction, ensuring strong footfall potential at this commercial address. Combined with Rohini's metro connectivity and arterial road access, this gives the project a resident catchment that has, until now, largely travelled outside the sub-city for large-format retail and entertainment.

DLF Commercial Rohini is being planned as an addition to the developer's retail portfolio in Delhi-NCR, alongside destinations such as DLF Mall of India in Noida and DLF Emporio in Vasant Kunj. Further project details, including configurations and pricing, will be shared as the development progresses.

Location / Address

A Defining Address

North West Delhi, Delhi · New Delhi

Rohini is one of North West Delhi's oldest and most extensively planned residential sub-cities. Rohini, New Delhi was developed as part of a sub-city project of Delhi Development Authority (DDA), which was started in the 1980s. The locality is served by dedicated stations on the Red Line, with dedicated stations at Rohini's East and West sides falling on the Red Line of Delhi Metro Rail Services, and it sits within reach of established retail hubs, hospitals and schools that have built up around it over four decades.

For a commercial address, this density of residents and institutions is the core value proposition. The locale is connected to National Highway-9, which further connects to NH 10, 24, 87, 74 and 125, offering access to the States of Haryana, Punjab, Uttar Pradesh and Uttarakhand, while employment clusters at Shalimar Bagh, Pitampura, and Netaji Subhash Place sit within easy driving distance. A large, settled catchment population combined with limited large-format organised retail makes Rohini a distinct commercial address within the Delhi-NCR map.

Beyond the Project

Infrastructure & Growth

Delhi Metro Red Line connectivity

Rohini is served by dedicated stations on the Delhi Metro Red Line at both its eastern and western ends, linking the sub-city directly to Central and East Delhi.

Metro Phase V(B) expansion

The Delhi government has approved seven new metro corridors under Phase V(B) spanning roughly 97 kilometres and 65 stations, extending network reach across North West Delhi.

Haiderpur-Badli rail overbridge widening

An approved railway infrastructure project will widen the Haiderpur-Badli rail overbridge, easing a key traffic chokepoint that affects movement into and out of Rohini.

Shalimar Bagh elevated loop

A planned elevated loop connecting Shalimar Bagh and Sanjay Gandhi Transport Nagar is expected to ease congestion around Mukarba Chowk, improving approach roads toward Rohini.

Urban Extension Road II (UER-II)

The Urban Extension Road II corridor improves onward connectivity from North West Delhi toward the airport and the wider NCR road network, benefiting commercial catchments in Rohini.

Why Invest

Compelling Reasons

1

DLF heritage in Delhi

DLF Limited was founded in New Delhi in 1946 and has built residential, commercial and retail projects across the capital for close to eight decades, giving this Rohini address the backing of the developer's original home market.

2

Established, dense catchment

Rohini is a mature DDA-planned sub-city with residential development that has continued to grow since the 1980s, giving a large-format retail destination here a settled and sizeable resident base to draw on.

3

Direct metro access

Rohini is served by dedicated stations on the Delhi Metro Red Line, connecting shoppers and visitors from across North West Delhi and beyond without dependence on road traffic alone.

4

Multi-format retail design

The project is planned across retail floors, a hypermarket, food court, cinema and entertainment zone, and upper-floor business and banquet facilities, aiming to serve shopping, dining, leisure and business needs within one address.

5

Backed by a retail-scale developer

DLF's retail portfolio includes DLF Mall of India in Noida and DLF Emporio in Vasant Kunj, giving the group established experience in operating and leasing large-format malls that this Rohini project can draw on.

6

Limited organised retail competition locally

Rohini has historically had fewer large-format organised retail options relative to its population size, giving a new DLF-developed mall here room to serve underserved local demand.

About the Developer

DLF Limited

DLF Limited was founded on July 4, 1946, by Chaudhary Raghvendra Singh in New Delhi, originally as Delhi Land and Finance. The company's first completed project was Krishna Nagar in East Delhi in 1949, followed by 22 urban colonies across Delhi including Model Town, Rajouri Garden, South Extension, Greater Kailash, and Hauz Khas. When the Delhi Development Act of 1957 restricted private development within the capital, DLF pivoted to Gurugram in Haryana, acquiring land that would become one of the country's most significant urban corridors. Today DLF is the largest publicly listed real estate developer in India by market capitalization, with operations spanning 15 states and 24 cities.

DLF's defining move was the development of DLF City in Gurugram beginning in the mid-1970s, transforming what was then a largely agrarian district into a globally connected corporate and residential hub. In 1985, DLF Qutab Enclave marked the company's formal return to large-scale development. That trajectory led to DLF Cyber City — one of India's largest integrated business districts — which today houses hundreds of multinational occupiers and generates substantial recurring rental income through DLF Cyber City Developers Limited, a joint venture with Singapore's sovereign wealth fund GIC. The company listed on Indian stock exchanges in July 2007 through what was at that time India's largest IPO, raising approximately Rs 9,000 crore.

Across its history DLF has delivered over 185 real estate projects covering more than 352 million square feet, with an annuity portfolio exceeding 45 million square feet in commercial and retail assets. The portfolio spans super-luxury and luxury residential — including The Camellias and The Dahlias in Gurugram — alongside IT parks, special economic zones, retail malls such as DLF Mall of India in Noida, and hospitality assets including The Lodhi hotel in New Delhi, which received one MICHELIN Key in 2025. The DLF Golf and Country Club in Gurugram, opened in 1999, features an 18-hole Gary Player championship course and has been rated India's best golf course by the Asian Golf Awards multiple times.

DLF approaches development as a long-term ecosystem rather than a transactional land business. The company's 'Partners in Progress' model for land acquisition, introduced under Chairman Emeritus K.P. Singh, brought farming communities into the development process as active participants. Rajiv Singh, the current Chairman, has overseen a sustained expansion of the annuity business from Rs 15.5 million in 2007 to Rs 29,000 million by 2019 and continued growth since. DLF's rental business has been conferred 21 Sword of Honour awards by the British Safety Council — the highest tally in the world — and the company holds LEED certifications from the US Green Building Council for tens of millions of square metres of built area. The stated pipeline for the next four to five years encompasses a Gross Development Value of approximately Rs 1,145 billion.
