The Address & The Vision

An Address Worth Coming Home To

DLF Chanakyapuri is an ultra-luxury residential development by DLF Limited, positioned within one of India's most exclusive addresses, the Chanakyapuri diplomatic enclave in New Delhi. The project offers 2, 3, and 4 BHK apartments with prices starting from Rs. 40 Crore, placing it among the capital's most significant new-launch residences.

Set across 11 acres of the enclave, the development is designed around wide green frontages and low-density planning that define this part of the city. The area is peaceful, serene, and feels premium with greenery and open spaces like Nehru Park nearby, an environment that shapes the everyday experience of residents here rather than a marketed amenity list.

Homes at DLF Chanakyapuri are planned with contemporary architecture and smart home technology, extending the design language DLF has applied across its recent luxury launches in Delhi NCR. The intent is residences that read as calm, private retreats set back from the pace of the surrounding diplomatic quarter.

Chanakyapuri has for decades been the address of choice for diplomats, senior officials, and long-established Delhi families, and it remains one of the few parts of the capital where large land parcels for new residential development rarely come to market. A launch of this scale, by a developer with roots in the city dating to its earliest planned colonies, is consequently a rare event in this micro-market.

DLF Chanakyapuri invites consideration from those seeking a permanent address within New Delhi's diplomatic enclave, rather than a project in a peripheral growth corridor.

A Defining Address

Diplomatic Enclave, New Delhi 110021 · New Delhi

Chanakyapuri is New Delhi's diplomatic and administrative heart, planned around wide tree-lined avenues and Shanti Path. The area is India's diplomatic hub, home to over 100 embassies, high commissions, and international organizations. It borders Malcha Marg, Shanti Niketan, and Moti Bagh, situated near the lush Southern Ridge forest and Nehru Park, giving the locality an unusually green, low-density character within the capital.

DLF Chanakyapuri sits inside this rare setting, spread across 11 acres of the enclave. Residents can reach Connaught Place in 15 minutes and Indira Gandhi International Airport in 20 minutes via Sardar Patel Marg, with Metro access through the Durgabai Deshmukh South Campus and Sir Vishweshwaraiah Moti Bagh stations on the Pink Line. Few residential addresses in New Delhi combine this scale of green cover, security, and proximity to the seat of government.

Beyond the Project

Infrastructure & Growth

Central Vista redevelopment

The ongoing redevelopment of the Central Vista precinct around Rashtrapati Bhavan and India Gate is reshaping the civic core adjoining Chanakyapuri, reinforcing the enclave's institutional character.

Delhi Metro Pink Line stations

Durgabai Deshmukh South Campus and Sir Vishweshwaraiah Moti Bagh stations on the Pink Line give the enclave direct Metro access to the rest of the city.

Sardar Patel Marg and Ring Road network

Chanakyapuri's boundary roads, Sardar Patel Marg and the Ring Road, connect residents to Connaught Place, South Delhi, and the airport corridor without relying on a single arterial route.

NH-48 and airport corridor upgrades

Continued widening and grade-separation along the NH-48 corridor through Dhaula Kuan shortens travel time between Chanakyapuri and Indira Gandhi International Airport.

Lutyens' Delhi heritage planning controls

Chanakyapuri falls within Lutyens' Bungalow Zone planning norms that restrict density and preserve green cover, a long-term protection against overdevelopment in the surrounding enclave.

Why Invest

Compelling Reasons

1

A diplomatic enclave address

DLF Chanakyapuri sits within Chanakyapuri, home to over 100 embassies and high commissions, an address defined by security, low density, and institutional neighbours rather than commercial clutter.

2

DLF's Delhi origins

DLF began in 1946 by developing 22 urban colonies across Delhi, including Model Town, South Extension, and Greater Kailash, giving the developer a direct, decades-long relationship with the city this project sits in.

3

Rare scale in a constrained micro-market

At 11 acres, DLF Chanakyapuri occupies a land parcel of a size that is exceptionally difficult to assemble within Chanakyapuri today, where large-format residential launches are uncommon.

4

Proximity to the seat of government

The project's location places residents minutes from Rashtrapati Bhavan, India Gate, and Connaught Place, within the planned green core of Lutyens' Delhi.

5

Metro and arterial connectivity

Two Pink Line Metro stations and the Sardar Patel Marg and Ring Road network give residents multiple routes into South and Central Delhi without depending on a single congested corridor.

6

A developer scaled for ultra-luxury delivery

DLF is India's largest publicly listed real estate company, with residential, commercial, and retail developments across 15 states and 24 cities, including recent ultra-luxury launches such as The Camellias and DLF One Midtown.

About the Developer

DLF Limited

DLF Limited was founded on July 4, 1946, by Chaudhary Raghvendra Singh in New Delhi, originally as Delhi Land and Finance. The company's first completed project was Krishna Nagar in East Delhi in 1949, followed by 22 urban colonies across Delhi including Model Town, Rajouri Garden, South Extension, Greater Kailash, and Hauz Khas. When the Delhi Development Act of 1957 restricted private development within the capital, DLF pivoted to Gurugram in Haryana, acquiring land that would become one of the country's most significant urban corridors. Today DLF is the largest publicly listed real estate developer in India by market capitalization, with operations spanning 15 states and 24 cities.

DLF's defining move was the development of DLF City in Gurugram beginning in the mid-1970s, transforming what was then a largely agrarian district into a globally connected corporate and residential hub. In 1985, DLF Qutab Enclave marked the company's formal return to large-scale development. That trajectory led to DLF Cyber City — one of India's largest integrated business districts — which today houses hundreds of multinational occupiers and generates substantial recurring rental income through DLF Cyber City Developers Limited, a joint venture with Singapore's sovereign wealth fund GIC. The company listed on Indian stock exchanges in July 2007 through what was at that time India's largest IPO, raising approximately Rs 9,000 crore.

Across its history DLF has delivered over 185 real estate projects covering more than 352 million square feet, with an annuity portfolio exceeding 45 million square feet in commercial and retail assets. The portfolio spans super-luxury and luxury residential — including The Camellias and The Dahlias in Gurugram — alongside IT parks, special economic zones, retail malls such as DLF Mall of India in Noida, and hospitality assets including The Lodhi hotel in New Delhi, which received one MICHELIN Key in 2025. The DLF Golf and Country Club in Gurugram, opened in 1999, features an 18-hole Gary Player championship course and has been rated India's best golf course by the Asian Golf Awards multiple times.

DLF approaches development as a long-term ecosystem rather than a transactional land business. The company's 'Partners in Progress' model for land acquisition, introduced under Chairman Emeritus K.P. Singh, brought farming communities into the development process as active participants. Rajiv Singh, the current Chairman, has overseen a sustained expansion of the annuity business from Rs 15.5 million in 2007 to Rs 29,000 million by 2019 and continued growth since. DLF's rental business has been conferred 21 Sword of Honour awards by the British Safety Council — the highest tally in the world — and the company holds LEED certifications from the US Green Building Council for tens of millions of square metres of built area. The stated pipeline for the next four to five years encompasses a Gross Development Value of approximately Rs 1,145 billion.
