The Address & The Vision

An Address Worth Owning

DLF’s proposed Sector 61 development brings a sizeable residential opportunity to Golf Course Extension Road. The project is planned as group housing on a substantial parcel in one of Gurugram’s established growth corridors. Its scale and address place it within the evolving residential fabric of south Gurugram.

Sector 61 connects residents to the wider Golf Course Extension Road district and its mix of schools, healthcare, retail and hospitality destinations. WorldMark Gurgaon and Ardee Mall serve the wider area, while the corridor links onward to Golf Course Road and Southern Peripheral Road. The setting offers access to both local conveniences and the city’s major employment districts.

DLF’s May 2024 presentation described approximately 29 acres and approximately 7.5 million sq ft of saleable area for the Sector 61 opportunity. A subsequent land collaboration announced in October 2026 added 7.48 contiguous acres, bringing the reported combined parcel to approximately 36 acres. These milestones outline the scale of the landholding behind the proposed development.

DLF began developing DLF City in Gurugram in 1985, building a long-standing presence in the city. Its local portfolio includes DLF Cyber City, DLF The Arbour, DLF The Camellias, DLF The Magnolias, DLF The Aralias, DLF Park Place and DLF The Crest. The Sector 61 proposal extends that established city presence into the Golf Course Extension Road corridor.

Why Invest

Compelling Reasons

1

A substantial Sector 61 landholding

DLF’s May 2024 presentation described an approximately 29-acre Sector 61 opportunity. An additional 7.48 contiguous acres was reported in October 2026, bringing the combined parcel to approximately 36 acres and establishing a significant proposed residential footprint in the corridor.

2

A defined Golf Course Extension Road address

The proposed development is located in Sector 61 on or near Golf Course Extension Road. This south Gurugram corridor connects residential sectors with Golf Course Road and the Sohna Road–Southern Peripheral Road area, placing the address within a wider network of established destinations.

3

DLF’s long-standing Gurugram presence

DLF was founded in 1946 and began developing DLF City in Gurugram in 1985. Its city portfolio includes DLF Cyber City, DLF The Arbour, DLF The Camellias, DLF The Magnolias, DLF The Aralias, DLF Park Place and DLF The Crest, giving the Sector 61 proposal a clear local developer context.

4

Scale indicated in DLF’s project presentation

DLF’s May 2024 presentation outlined approximately 7.5 million sq ft of saleable area for the Sector 61 opportunity and management-estimated sales potential above ₹20,000 crore. These figures describe the scale of the opportunity presented at that time.

5

Access to everyday destinations

The wider Sector 61 area includes schools, healthcare, retail and hospitality destinations. Landmarks identified around the corridor include Paras Hospitals, CK Birla Hospital, Ardee Mall, WorldMark Gurgaon and DoubleTree by Hilton Hotel Gurgaon, supporting a connected neighbourhood context.

6

Links to employment and transport corridors

Sector 55–56 Rapid Metro station is estimated at approximately 3–5 km, while NH-48 is approximately 7 km away. DLF Cyber City and DLF Cyber Hub are estimated at approximately 10 km, with Udyog Vihar and Sector 44 among the employment destinations in the wider corridor.

About the Developer

DLF Limited

DLF Limited was founded on July 4, 1946, by Chaudhary Raghvendra Singh in New Delhi, originally as Delhi Land and Finance. The company's first completed project was Krishna Nagar in East Delhi in 1949, followed by 22 urban colonies across Delhi including Model Town, Rajouri Garden, South Extension, Greater Kailash, and Hauz Khas. When the Delhi Development Act of 1957 restricted private development within the capital, DLF pivoted to Gurugram in Haryana, acquiring land that would become one of the country's most significant urban corridors. Today DLF is the largest publicly listed real estate developer in India by market capitalization, with operations spanning 15 states and 24 cities.

DLF's defining move was the development of DLF City in Gurugram beginning in the mid-1970s, transforming what was then a largely agrarian district into a globally connected corporate and residential hub. In 1985, DLF Qutab Enclave marked the company's formal return to large-scale development. That trajectory led to DLF Cyber City — one of India's largest integrated business districts — which today houses hundreds of multinational occupiers and generates substantial recurring rental income through DLF Cyber City Developers Limited, a joint venture with Singapore's sovereign wealth fund GIC. The company listed on Indian stock exchanges in July 2007 through what was at that time India's largest IPO, raising approximately Rs 9,000 crore.

Across its history DLF has delivered over 185 real estate projects covering more than 352 million square feet, with an annuity portfolio exceeding 45 million square feet in commercial and retail assets. The portfolio spans super-luxury and luxury residential — including The Camellias and The Dahlias in Gurugram — alongside IT parks, special economic zones, retail malls such as DLF Mall of India in Noida, and hospitality assets including The Lodhi hotel in New Delhi, which received one MICHELIN Key in 2025. The DLF Golf and Country Club in Gurugram, opened in 1999, features an 18-hole Gary Player championship course and has been rated India's best golf course by the Asian Golf Awards multiple times.

DLF approaches development as a long-term ecosystem rather than a transactional land business. The company's 'Partners in Progress' model for land acquisition, introduced under Chairman Emeritus K.P. Singh, brought farming communities into the development process as active participants. Rajiv Singh, the current Chairman, has overseen a sustained expansion of the annuity business from Rs 15.5 million in 2007 to Rs 29,000 million by 2019 and continued growth since. DLF's rental business has been conferred 21 Sword of Honour awards by the British Safety Council — the highest tally in the world — and the company holds LEED certifications from the US Green Building Council for tens of millions of square metres of built area. The stated pipeline for the next four to five years encompasses a Gross Development Value of approximately Rs 1,145 billion.
