Opening Timeline Revised to February–March 2027
DLF Vice Chairman and Managing Director of Rental Business Sriram Khattar announced on September 18, 2026 that the company would open the mall in February–March and begin tenant fit-outs in October. This represents a delay from the original October–November 2026 target.
DLF, the country's largest real estate firm by market cap, has invested around ₹500 crore to develop this shopping mall. The company expects an annual rental income of more than ₹150 crore.
Leasing Progress and Tenant Commitments
The company has already leased around 75 per cent of retail spaces in the Goa shopping mall and expects to lease it completely within the next few months. This advancement de-risks the launch, securing anchor tenants before completion.
More than 200 brands will have a presence in this mall, including Shoppers Stop and PVR as major tenants. The mall will have a 5-screen multiplex.
Strategic Market Entry for West India
DLF Malls, the retail arm of real estate developer DLF Limited, is set to enter West India with the launch of its first shopping centre in Goa. The upcoming DLF Promenade mall will be located in Panjim, the state's capital, marking a strategic expansion into one of India's most popular leisure and tourism destinations.
DLF Retail's business head said the mall would cater to local Goan people, noting the per capita income in Goa is very high. Average rentals at the Goa property are around ₹175–180 per sq ft on super built-up area.
Project Specifications
The development is officially known as DLF Promenade Goa and is located at Patto Plaza in Panaji. Spread across approximately 4.48 acres, the project is designed to become the new hub for shopping, dining, and business in the region. The development features a sprawling retail mall with approximately 7 lakh square feet of built-up area, planned to host over 300 national and international brands.
Alongside the retail spaces, modern commercial office spaces are also part of the master plan. With 834+ covered and open parking slots, the project ensures a seamless experience for visitors and businesses alike.
Part of Broader Retail Expansion
The Goa project is one of three retail launches by DLF during the current financial year. DLF recently opened 'DLF Midtown Plaza', comprising more than 2 lakh square feet of area, at Moti Nagar in the national capital. It has also soft-launched 'DLF Summit Plaza' in Gurugram covering around 4.8 lakh square feet of space, of which more than 4 lakh square feet is retail, and the rest is coworking space.
At present, DLF Group has around 10 retail properties, including a large shopping mall in Noida, with a portfolio of around 50 lakh square feet of space.
