The project comprises one building with basement, ground floor, and 8 floors above. The estimated project cost is Rs 240 crore.

Location and Connectivity

Patto Plaza is the central business area of Goa, housing state and central government entities including RBI, LIC, SBI, and various government departments. DLF Promenade Goa is located at Panaji's prime CBD with excellent connectivity via NH 66, and sits close to the upcoming Manohar International Airport (Mopa).

The project is close to the Panaji-Old Goa Bypass Road, which connects to National Highway 66, providing access to cities like Mapusa and Margao. Campal Gardens and Miramar Beach are nearby, while the Panjim Market offers local and modern shopping experiences.

Commercial Purpose

DLF Panjim is a large-format retail and lifestyle mall at Patto Plaza in Panaji, Goa's administrative and business hub. DLF operates its malls as annuity rental assets—DLF builds and owns the mall, then leases retail space to brands rather than selling individual shop units.

DLF Group's annuity portfolio of office complexes and shopping malls runs to approximately 46 million sq ft with annual rental income exceeding Rs 6,000 crore. Area Context

Patto Plaza is a commercial hub at the entrance to Panjim. Originally a swamp, the area was reclaimed in the 1980s and plots were leased to various parties. Over the past 3 decades, administration offices, local businesses, and multinational offices have established presence in the area.
