DLF Opens Pre-Launch Bookings for Commercial Project on Kalka Road, Panchkula

DLF has opened pre-launch bookings for DLF Commercial Panchkula, a premium retail and office complex planned on Kalka Road in Panchkula, Haryana. The project is now open for booking, with buyers able to reserve space in the development ahead of its formal launch.

The complex sits on 2.11 acres, just 200 metres from Kalka Road, on the Amravati sector dividing road. It will comprise eight independent buildings, each planned as a G+4 structure. The developer positions the site on the right-hand side of the road, next to a petrol pump and opposite the Valley clubhouse, where it gains high visibility and footfall on the main route towards the hills. Buyers interested in the project can review the full details on the DLF Commercial Panchkula project page.

The details buyers need

The project combines two kinds of space. The basement and ground floors are offered as single-owner units in each building, suited to flagship showrooms, anchor retail, banks or eateries. The first to fourth floors are planned as office and boutique retail space, with multiple owners in each building. Expected possession is within 18 to 24 months of launch, and early development works have already started on the site.

Pricing begins at Rs 2 lakh per sq yd on the land rate. Built-up ownership ranges from Rs 1.25 Cr to Rs 4.5 Cr, depending on the floor and unit. Key price points include:

  • Basement and ground floor unit: approximately Rs 4.5 Cr per unit
  • Each of the first to fourth floors: Rs 1.25 Cr to Rs 2 Cr

Early investors are being offered launch pricing and the option to choose their building position. Ample parking is planned across the complex.

The location

Kalka Road is one of the main arterial routes linking Panchkula to the foothills. NH-5 runs through Chandigarh, Panchkula and Kalka, and the developer highlights seamless access to NH-5, Sector 20, Pinjore and Chandimandir from the site. Kalka itself lies on NH-5 between Chandigarh and Shimla and is the terminus of the Kalka-Shimla Railway. Chandigarh airport is about 28 to 32 km from Kalka station by road, roughly 45 minutes to an hour away via NH-5.

The area is also set to gain a major transport link. The Tricity Metro, connecting Chandigarh, Mohali and Panchkula, received approval from the Ministry of Housing and Urban Affairs on 27 June 2023 and formal clearance from the Punjab and Haryana governments in July 2024. Phase 1 covers a network of 77 km, with 11 km in Panchkula, and construction is scheduled from 2027. The Himalayan Expressway, a 27.5 km corridor with 21 km in Panchkula, has been in place since May 2012. Panchkula is also working on a draft GIS-based master plan.

Market indicators point to steady growth in the city. Prices in Panchkula rose 20 to 24 per cent between 2019 and 2024, according to ANAROCK. Commercial demand along the Kalka–Shimla Road corridor is visible in listings such as a 1,250 sq ft office offered at Rs 22,000 per month in February 2026.

The developer

DLF was founded on 4 July 1946 by Ch. Raghvendra Singh and is headquartered at DLF Gateway Tower, Phase 2, in Gurugram. The group reports more than 185 real estate projects covering over 352 million sq ft, along with a rental portfolio of about 50 million sq ft. It recorded revenue of Rs 69.58 billion in 2024. DLF is widely credited with pioneering commercial complexes developed near residential areas, a model reflected in the Kalka Road project.

In Panchkula, DLF has developed the DLF Pinjore township on 34 acres through DLF Homes Panchkula Pvt. Ltd. Its nearby Valley projects in Sector 3 have included clubhouses with swimming pools and gymnasiums, gated access with security and surveillance, and designs by known architects such as Hafeez Contractor. The developer describes the Kalka Road complex as contemporary in architecture, with thoughtfully planned spaces and a strategic location.

What comes next

With pre-launch bookings now open, interested buyers can select a building position and secure early launch pricing before the formal launch. Construction and development works are underway, with possession expected within 18 to 24 months of launch. Further updates on approvals, unit configurations and the formal launch date are expected to follow through the DLF channel.
