Sector 54 itself carries several of that portfolio's better-known names. DLF Belaire, a short distance from The Grove, is a development spanning 6.7 acres of landscaped greens with five high-rise towers, offering 3 and 4 BHK apartments ranging from 2500 sqft to 4272 sqft, designed by the architect Hafeez Contractor, and it has been a ready-to-move-in gated community since occupancy certificates were issued in 2012, with residents in place since 2010. Nearby, The Crest, built across 8.22 acres with six towers, is also situated in DLF Phase 5, Sector 54. Much of this stock is now resale rather than fresh launch: the Golf Course Road corridor from Sectors 42 to 55 is essentially built out, with most available stock being resale. Against that backdrop, a low-rise, RERA-registered new launch from the area's original master developer, sitting on land inside an already-mature township, occupies a narrow and specific slot in the market rather than competing with the broader wave of newer supply further down Golf Course Extension Road.
