Founded in 1946 by Chaudhary Raghvendra Singh, DLF began with the development of 22 urban colonies in Delhi, and in 1985 expanded into the then-unknown region of Gurugram, creating living and working spaces for India's emerging professionals. Over nearly eight decades, that founding impulse — planned, large-scale urban development — carried DLF from post-partition Delhi neighbourhoods to a portfolio spanning residential, commercial, and retail properties across 15 states and 24 cities, making it India's largest publicly listed real estate company.
DLF has developed around 155 real estate projects and an area in excess of 330 million square feet. Until July 2025, however, none of that footprint included a DLF-branded residential address in Mumbai. DLF Ltd formally entered the Mumbai residential market with the launch of The Westpark in Andheri West — its first residential foray into India's financial capital, nearly two years after announcing plans to re-enter the Mumbai market.
DLF had announced its re-entry into Mumbai in July 2023. The company had been absent from the city's housing sector since the early 2010s, after it sold a prime land parcel in Lower Parel to Lodha Group in 2012 for ₹2,700 crore. The choice to return — and to anchor that return specifically in Oshiwara — reflects both the maturity of the Andheri West micro-market and DLF's intent to compete in the city's upper-tier segment from day one.
The launch took place on July 17, 2025, and covers the first phase of development on a strategically located 5.18-acre plot in Oshiwara, just off the Andheri Link Road and in close proximity to the Oshiwara Metro Station. The project structure is phased: the full master plan spans 18 acres, with Phase 1 covering approximately 5.2 acres. Phase 1 comprises four towers — Towers T2 through T5 — each with four basements, a ground floor, podium, Eco Deck, and 36 habitable floors, equivalent to G+39 storeys, housing a total of 416 luxury residences.
In the first phase, DLF launched two towers from a larger development of eight towers total. MahaRERA approval has been received for the phase covering 416 apartments across four towers, with the remaining two towers of Phase 1 expected to follow shortly, and a second phase adding another four towers planned for subsequent launch.
DLF West Park is DLF's first-ever residential project in Mumbai, developed in partnership with Trident Group. The registered promoter on MahaRERA is Pegeen Builders and Developers Private Limited. The project's MahaRERA registration number is PR1181012500079.
The Westpark offers 3 BHK, 4 BHK, duplexes, and penthouses with carpet areas ranging from 1,125 sq ft to 2,239 sq ft. Homes are Vastu-compliant with no back-facing units, central VRF air-conditioning, double-glazed sound-insulated windows, imported marble flooring, private spacious decks, and smart home integration with built-in USB charging. Premium units include private elevators and servant accommodation.
A limited inventory of five compact studio units, each measuring 236 sq ft, is also available. Starting price is ₹5.63 crore onwards. The entire development is slated for completion by June 2032.
The project is associated with HB Design for master planning and Thornton Tomasetti for structural engineering.
Spread across a 6,000 sq mt landscaped Eco Deck with 80% open and green areas, the project includes a 50,000 sq ft grand clubhouse, half-Olympic swimming pool, aqua gym, aerial yoga studio, bowling alley, rooftop café, spa, jacuzzi, sky lounge, and 50-plus amenities. Oshiwara is a sub-locality within Andheri West, sitting along New Link Road between Lokhandwala to the south and Goregaon to the north. Andheri West is divided into several sub-localities including Versova, Oshiwara, Lokhandwala Complex, Four Bungalows, D.N. Nagar, and Seven Bungalows. Within this spread, Oshiwara occupies the Link Road frontage that DLF has specifically targeted — a corridor that has been reshaped by the operational Metro Line 2A.
Metro Line 2A runs along the Link Road corridor, connecting Andheri West to the western suburbs, while Metro Line 7 follows the Western Express Highway, connecting Andheri East and beyond. Together, they address one of Andheri's most persistent issues: east-west connectivity and dependence on road transport. The project sits 0.9 km from Oshiwara Metro Station, 4 km from Andheri Railway Station, 2.5 km from Kokilaben Hospital, and approximately 14 minutes from the airport.

Current property rates average around ₹29,000 per sq ft, with prices ranging from ₹10,000 to ₹61,300 per sq ft — a spectrum that reflects the area's varied offerings from standard housing options to ultra-luxury developments. DLF's The Westpark sits firmly at the upper end of that band.
Average asking prices within The Westpark rose from ₹35,800 to ₹41,100 per sq ft in Q3 2025 alone, a 14.80% quarter-on-quarter movement. Andheri West's broader average sits at ₹38,500 per sq ft, with The Westpark's location opposite Infiniti Mall, near Oshiwara Metro, and 14 minutes from the airport placing it in the top demand zone.
DLF's launch in Andheri comes at a time when Mumbai's real estate market is witnessing heightened activity, particularly in the redevelopment and luxury housing space. According to Knight Frank's mid-2025 report, the city recorded housing sales worth ₹18,000 crore in the first half of the year. Andheri West, in particular, has been one of the more stable micro-markets, supported by its connectivity, social infrastructure, and ongoing Metro expansion.
With a marquee player like DLF investing nearly ₹900 crore, Andheri West's status as a prime residential zone is set for further upgrade. DLF's entry introduces its legacy of scale, brand trust, and luxury standards previously established in Delhi NCR to Mumbai, which could set new benchmarks for amenities, quality, and lifestyle offerings in the city's west.
DLF, originally known as Delhi Land and Finance, initially focused on developing urban colonies in Delhi to house families displaced by the 1947 partition of India, and has since expanded into comprehensive real estate operations delivering over 32.63 million square metres of development across India.
DLF pioneered large-scale planned development in areas like Gurugram, transforming agricultural land into modern urban hubs with integrated townships, IT parks, and luxury housing. Projects like DLF CyberCity, DLF Emporio in Vasant Kunj, and DLF Mall of India in Noida represent the breadth of the developer's portfolio across residential, commercial, and retail verticals. A senior official aware of The Westpark's planning process noted that DLF has applied its recent success in Gurgaon's luxury housing segment — deep design planning, premium positioning, and trusted delivery — to the Mumbai project.
The company plans to launch housing properties valued at over ₹17,000 crore in the current fiscal year (FY26). This expansion includes new projects in Chennai, Goa, and Mumbai, alongside its established markets in Gurugram and Panchkula. The Westpark is thus not a standalone experiment — it is the Mumbai component of a deliberate national expansion cycle, backed by a publicly listed balance sheet and a delivery record that spans nearly eight decades.
