DLF Limited, the Delhi-headquartered developer that built modern Gurugram, has chosen Goa for a milestone it has not attempted anywhere else in its history: a super-luxury residential project outside the Delhi-NCR region. Major real estate developer DLF Limited is set to launch a super-luxury villa project in the state, marking its first venture outside the Delhi-NCR region. The project, named The Bay View, is planned in the Reis Magos area of North Goa, on the northern bank of the Mandovi River across from Panaji.
Set on a 38-acre hillside overlooking the Mandavi River, this super-luxury development will feature villas priced between Rs.40 crore and Rs.50 crore each. This development features 62 contemporary villas. The DLF villas Goa are divided into two categories: Standard luxury homes are 39. There are 23 expansive estates, including five ultra-large residences. The company has described the offering as a by-invitation gated community, positioning it well above the conventional villa segment that dominates North Goa's second-home market.
Reis Magos sits on a hill facing the Mandovi River, a short distance from Panaji and within easy reach of the Candolim-Baga-Calangute beach belt. Goa International Airport is 32 kilometers from the project. Candolim Beach is only 4 kilometers from the development. Baga Beach and Calangute Beach are also within the radius. The beaches are located 10 and 12 kilometers away, respectively. This trend is driven by several factors. DLF's own leadership has framed the Goa launch in these terms, with the company's Joint Managing Director and Chief Business Officer noting that Goa, in particular, has emerged as a prime destination for second homes, with a notable surge in luxury developments, and that the company announced its entry into Goa with a gated villa community project in North Goa's Reis Magos.
DLF's move into Goa is best read against the scale of the parent company rather than as an isolated project. Founded in 1946 by Chaudhary Raghvendra Singh, DLF began with the development of 22 urban colonies in Delhi, and in 1985 the company expanded into the then-unknown region of Gurugram, creating living and working spaces for India's emerging global professionals. That single decision to build in Gurugram, taken decades before the city existed in its current form, is the basis for DLF's present standing.
