Entrepreneur Manav Sardana has purchased a penthouse for ₹271 crore at DLF's The Dahlias in Gurugram. The deal ranks among the costliest residential transactions in the country on a per-square-foot basis.

Property Specifications

The penthouse has a super area of 17,200 sq ft and a carpet area of 10,500 sq ft. DLF has sold it for approximately ₹1.58 lakh per sq ft on a super-area basis, with the price working out to nearly ₹2.6 lakh per sq ft on carpet area.

The Dahlias: DLF's Ultra-Luxury Landmark

DLF launched The Dahlias in October 2024. The 17-acre super-luxury project is located in DLF Phase 5, Gurugram, and has 420 apartments and penthouses. The project represents DLF's second ultra-luxury offering in Gurugram, following the success of The Camellias at the same location.

The minimum apartment size is 10,300 square feet, positioning the project at the premium end of the residential market. By September 2025, the company had achieved sales bookings of ₹15,818 crore from The Dahlias, at an average price of ₹72 crore per apartment.

Market Context: Premium Housing Momentum

Premium homes priced above ₹1 crore now account for 54% of total sales across major Indian cities in H1 2026, up from 49% in the previous year. The supply is increasingly skewed towards premium and luxury homes as affluent urban buyers seek larger homes, better amenities and lifestyle-focused communities.

Delhi-NCR emerged as the top-performing residential market during Q1 2026, with the region recording more than 10,000 unit sales. Gurugram, in particular, remains central to the NCR luxury segment, hosting the bulk of ultra-premium transactions.
