HRERA Gurugram Issues Public Notice for Registration of DLF 'Privana Enclave' Plotted Residential Colony in Sectors 76–77
HRERA Issues Public Notice for DLF Privana Enclave Registration
The Haryana Real Estate Regulatory Authority (HRERA), Gurugram has published a public notice inviting objections for the registration of a new residential plotted colony named Privana Enclave, located in Sectors 76–77, Gurugram, being developed by DLF Limited under the New Integrated Licenced Policy (NILP). The notice represents a regulatory milestone for a distinct product typology within the broader DLF Privana township ecosystem.
The Plotted Component Within DLF Privana
DLF Privana spans 116 acres, encompassing multiple residential clusters and mixed-use zones. The Privana Enclave plotted colony is a separate vertical from the existing group housing phases—DLF Privana South and DLF Privana North—which comprise high-rise apartment towers. This plotted offering diversifies the township's product range, providing an alternative to the vertical residential options already launched.
About DLF Privana Township
Spanning 116 acres along the Southern Peripheral Road (SPR), DLF Phase 6 (branded as DLF Privana) is being envisioned as a modern, sustainable, and self-contained urban ecosystem, positioned across Sectors 76 and 77. The township promises to carry forward DLF's legacy of premium living established by its earlier developments in DLF5, including The Aralias, The Magnolias, The Camellias, and The Belaire.
The development will focus on mobility, green infrastructure, and resilience, and will feature residential and retail developments. The township will have tree-lined boulevards, wide green corridors, and pedestrian-friendly planning with dedicated jogging and cycling tracks.
Infrastructure and Design Standards
DLF is incorporating forward-thinking infrastructure with 84-metre-wide sector roads, which include 12-metre covered pedestrian walkways—an effort to encourage walkability and a healthier lifestyle. All buildings within the township will comply with the latest building codes, including seismic Zone 5 norms, ensuring enhanced safety and long-term sustainability. In keeping with its green development ethos, the township will utilize recycled water irrigation systems for landscaping, helping maintain groundwater levels and reducing environmental impact.
A robust security framework comprising 24/7 CCTV surveillance and rapid response teams is also being integrated across the project.
Performance of Prior Privana Phases
As part of this township, DLF has already launched two projects, Privana South and Privana North. Both projects were sold out within days of their launch. Combined, these two phases generated a topline exceeding Rs 12,790 crore. This commercial success underscores strong market demand for ultra-premium residential offerings in this location.
DLF's Integrated Township Legacy
DLF Limited is one of India's most established real estate developers and has played a major role in shaping large-scale urban development, particularly in Gurgaon (Gurugram) and the National Capital Region. Founded in 1946 by Chaudhary Raghvendra Singh, the company began with residential land development in Delhi and gradually expanded into integrated townships, residential communities, commercial office spaces, and retail destinations across key Indian cities.
The company is widely recognized for creating large master-planned developments that combine residential living, corporate offices, retail spaces, and urban infrastructure within a single ecosystem. This approach has significantly contributed to the transformation of Gurgaon into one of India's leading business and residential hubs.
Location and Connectivity
The premium township is close to important roads like NH-48, Dwarka Expressway, and the Delhi-Mumbai Expressway. It is also near the Southern Peripheral Road (SPR) and Central Peripheral Road (CPR), which make daily commuting smooth and fast. A big highlight is the Cloverleaf Flyover, a major 4-way junction that connects NH-48, SPR, CPR, and NPR (Northern Peripheral Road). This smart road network makes it simple to reach New Gurgaon, Manesar, and even Dwarka in Delhi.
The public notice phase allows stakeholders and residents to file objections or provide input regarding the project registration before final approval. This regulatory process is a standard requirement under RERA framework to ensure transparency and allow for public consultation on major real estate developments.
