RERA approval came in early January for DLF The Dahlias' structural redesign, resolving a planned two-to-three-month regulatory pause that had paused sales during Q3 FY26. The redesign required regulatory compliance, with DLF obtaining approval from existing customers—approximately 75 percent of buyers needed to sign off—before the Haryana Real Estate Regulatory Authority could take cognizance.

A Design-Led Pause, Not a Demand Issue

The redesign was not cosmetic. DLF chose to move to newer codes instead of staying with the old framework, leading to a manifold improvement in structural stability and other design elements, including parts of the facade. The redesign would lead to some increase in construction cost.

The distinction matters: Q3 weakness in Dahlias was not presented as a demand issue. It was described as a planned regulatory and design-led pause. Management signaled confidence in the project's positioning and pricing power despite elevated construction expenses.

Sales Resume with Sharper Pricing

RERA approval came in early January, after which sales resumed. According to the announcement, pricing has moved up over 25 percent from pre-launch levels, and the project continues to operate on an invitation-only basis in Q4 FY26. DLF appears confident enough in demand to keep selling by invitation even after prices have moved sharply higher.
