DLF confirmed during its Q4 FY26 earnings call that around 60 per cent of AI-ready inventory in The Dahlias super luxury project has been sold. The disclosure, made on 14 May 2026, underscores sustained momentum in the developer's flagship Gurugram property and reflects DLF's FY26 new sales bookings of INR 20,143 crores, meeting management expectations.

The Dahlias' Quarter Four Performance

In Q4 FY26, The Dahlias contributed ₹3,967 crore — the single largest quarterly contribution from any single DLF project in the company's history, with 32 apartments sold at an average price of approximately ₹124 crore per unit in a single quarter. The Dahlias alone accounted for ₹4,828 crore in FY26 sales.

Secondary Market Transactions and Price Escalation

Two penthouses have transacted at ₹150 crore each, establishing a new valuation ceiling for the project. This price point reflects a dramatic appreciation trajectory: starting prices are now at nearly ₹1 lakh per sq ft for south-facing residences, compared to initial pricing of ₹60 crore at pre-launch that has risen to approximately ₹80-135 crore currently.

The pricing acceleration has reached comparable levels with another DLF flagship. DLF management noted The Dahlias is 'almost at par' with Camellias pricing, where units trade ₹80-150 crore, though The Dahlias reached that benchmark in 18 months compared to Camellias which took a decade.

Remaining Inventory and FY27 Outlook

Approximately 40% of inventory — roughly 168 apartments — remain unsold. The experience centre is expected to open around Diwali 2026 — which will likely accelerate the final tranche of sales.

The Dahlias forms a key component of DLF's FY27 sales strategy. The company has maintained its FY27 sales guidance at INR 20,000 crores, with approximately ₹5,000-6,000 crore expected from the remaining Dahlias inventory, and ₹14,000-15,000 crore from four fresh launches.

Developer Background and the Golf Course Road Legacy

DLF was founded in 1946 by Chaudhary Raghvendra Singh with the creation of 22 urban colonies in Delhi, expanded into Gurugram in 1985, and is today the largest publicly listed real estate company in India with residential, commercial, and retail properties in 15 states and 24 cities.

The project sits within DLF's own Golf Links ecosystem — flanked by the Arnold Palmer and Gary Player golf courses, adjacent to The Camellias and Magnolias, and arrived at via the Golf Drive boulevard. Project Specifications

The project comprises approximately 421 total apartments across 9 towers on seventeen acres. Units include 4 BHK simplexes priced from ₹65-75 crore and penthouses priced at ₹100-150 crore, with per-sq-ft pricing of ₹73,000-80,000.

Sales are invitation-only with no walk-in bookings or open launches — access is through authorised partners. Possession is expected December 2030-31.
