DLF’s Westpark Phase 2 plan puts Andheri West buyers on watch
DLF outlines two prospective residential launches
DLF is preparing residential launches in Mumbai and Gurugram, according to Joint Managing Director and Chief Business Officer Aakash Ohri, who spoke on the company’s Q2 FY27 earnings call on 17 October 2026. The Mumbai proposal is the next phase of The Westpark in Andheri West, with a launch targeted for Q3 FY27—the October to December 2026 quarter—subject to required approvals.
For homebuyers, the announcement signals a planned follow-on release after the first phase drew substantial bookings. DLF said all 416 homes in Phase 1 sold in less than a week in 2025, generating more than ₹2,300 crore in sales bookings. The planned Gurugram launch is described as a luxury project, while its site and marketed name have not been disclosed.
The details behind the launch plans
Ohri said DLF was preparing for the Mumbai launch in Q3, alongside a Gurugram launch, while sales at The Dahlias would continue. The company’s plans are prospective and dependent on approvals; the reported launch timing does not mean that bookings or expressions of interest are open.
The Westpark’s first phase provides context for the proposed next phase. Developed by DLF Home Developers Ltd., a wholly owned subsidiary of DLF Limited, in partnership with Trident Realty, Phase 1 covered approximately 5.18 acres within an approximately 10-acre master plan. It comprised four towers and 416 residences, including three- and four-bedroom homes and a limited number of penthouses. DLF’s July 2025 filing registered Phase 1 with MahaRERA under number PR1181012500079. That registration applies to Phase 1.
- Mumbai: The Westpark Phase 2, Andheri West; targeted for Q3 FY27, subject to approvals.
- Gurugram: a proposed luxury residential project; management described it as comparable with DLF’s recent luxury launches.
- Phase 1: 416 residences across four towers, sold out in less than a week, with more than ₹2,300 crore in bookings.
The Phase 1 sellout is a reported measure of uptake for that release, not a forecast of Phase 2 sales or pricing. For buyers tracking the proposed next phase, the timing and approvals are the immediate milestones; the announcement does not open a booking window.
The Westpark’s Andheri West setting
The Westpark is off Link Road in Andheri West. DLF’s Phase 1 filing describes access to the Western Express Highway, SV Road and New Link Road, as well as proximity to metro stations. The wider area is served by Mumbai Metro Line 2A, an 18.6-kilometre elevated corridor with 17 stations linking Dahisar and DN Nagar and providing interchanges with other metro lines. DLF has also cited nearby healthcare, education, hospitality and retail infrastructure.
DLF’s residential footprint
Founded in 1946 by Chaudhary Raghvendra Singh, DLF began developing in Gurugram in 1985. The company says its residential, commercial and retail properties span 15 states and 24 cities. The Westpark marked its entry into Mumbai’s residential market in 2025, bringing the developer’s established Gurugram presence into a new city market. In Gurugram, The Dahlias is among the luxury residential projects continuing alongside the proposed launches; DLF’s The Aureva senior-living project was reported sold out during Q2 FY27.
What comes next
DLF has targeted The Westpark Phase 2 for Q3 FY27, or October to December 2026, subject to required approvals. Ohri also outlined a Gurugram luxury launch, while Ashok Tyagi, DLF’s managing director and chief executive officer, said the company expected a couple more launches in the next two quarters, alongside continuing sales at The Dahlias. The Gurugram proposal’s site and launch date remain undisclosed in the announcement. DLF has not announced a booking-opening date, construction start or possession schedule for the proposed launches.
