DLF sells all 172 Aureva residences in Gurugram for ₹1,985 crore

DLF said on October 4, 2026, that all 172 residences at The Aureva, its senior-living development in Sector 63, Gurugram, had been sold. The reported sales value was approximately ₹1,985 crore, marking a sell-out for the company’s first project in the retirement-living segment.

The development occupies 4.17 acres and has more than 7.5 lakh sq ft of saleable area. DLF held an introduction meeting for channel partners on September 25; the project sold out within days, according to reporting on the launch.

The details

The Aureva is planned as a standalone ground-plus-45-floor tower of four-bedroom residences. Each home includes private decks and access to three parking spaces, alongside wellness, recreational and lifestyle facilities. The reported average ticket size was approximately ₹11.5 crore per residence, with sales realization of around ₹28,000 per sq ft.

Aakash Ohri, managing director and chief business officer of DLF Home Developers Ltd, said the company received 406 confirmed expressions of interest in the first 48 hours. Around 65% of buyers were from the National Capital Region, while more than 20% were non-resident Indians; the balance came from other Indian cities and overseas.

Planned facilities are designed around health, leisure and shared activities, including:

  • A luxury clubhouse, fitness and wellness facilities, and an indoor swimming pool
  • A spa, yoga pavilion, meditation centre and library
  • Banquet space and a professionally managed on-site medical centre with emergency-response support

DLF described The Aureva as its entry into retirement living and its first residential project launch in 2026. Ohri said the buyer response reflected interest in premium, experience-led homes for senior residents.

The sell-out comes amid a changing senior-living market. A September 2026 report by the Association of Senior Living India estimated that India had 166.9 million people aged 60 and above in 2026, a figure projected to reach about 347 million by 2050. The report said organized senior-living supply had grown at an annual rate of 14.2% since 2024, while penetration stood at 1.5%; assisted living accounted for less than 10% of organized stock.

The developer

DLF set a sales target of ₹20,000 crore for FY27 and had lined up launches worth around ₹20,000 crore across Gurugram, Mumbai and Goa. The Aureva’s reported sales value represents a notable contribution to that target.

DLF’s April–June 2026 sales bookings were ₹657 crore, compared with ₹11,425 crore in the corresponding quarter a year earlier. Revenue from operations for the quarter fell 52.8% year-on-year to ₹1,280.34 crore, while net profit increased 3.9% to ₹794 crore.

What comes next

DLF has launches planned for the coming quarters, including a second phase of its Mumbai project and a luxury development in Gurugram. The company has not announced launch dates for these projects.
