DLF Reports Q3 FY26 Net Profit of ₹1,203 Crore, Revenue Up 32% YoY; Achieves Zero Gross Debt

Strong Quarterly Performance Backed by Record Collections

DLF Limited reported a consolidated net profit of ₹1,203.36 crore in the third quarter of fiscal year 2025–26 (Q3 FY26), up 14 per cent from ₹1,058.73 crore in the same period last year. The company's revenue from operations rose 32 per cent year-on-year to ₹2,020.22 crore from ₹1,528.71 crore in Q3 FY25.

Strong business performance led to record collections during the quarter, with cumulative net collections for the nine-month period standing at ₹10,216 crore, reflecting 21 per cent year-on-year growth. DLF recorded sales bookings of approximately ₹419 crore during Q3 FY26, which was lower than the corresponding period last year, partly due to fewer new project launches.

Achievement of Zero Gross Debt Milestone

The company delivered strong surplus cash generation of ₹3,876 crore during the quarter, which led to the successful achievement of the stated goal of achieving a zero gross debt level, with net cash position standing at ₹11,660 crore. The company maintains zero gross debt, reflecting a robust balance sheet and operational strength.

Contribution from Cyber City Joint Venture

DLF's joint venture with Singapore's sovereign wealth fund GIC, DLF Cyber City Developers Limited, posted a revenue of ₹1,878 crore, with earnings before interest, taxes, depreciation and amortisation (Ebitda) standing at ₹1,464 crore, up 18 per cent year-on-year. It reported a net profit of ₹707 crore.

Annuity Business and Retail Expansion

DLF's annuity business, which includes its rent-yielding office and retail assets, continued to show improvement, with occupancy holding steady at 94 per cent. The company has about 27 million square feet under planning and development in the segment. DLF added another retail asset, DLF Summit Plaza in DLF5, Gurugram to its annuity portfolio, further strengthening its retail presence to a cumulative area of around 5 million square feet.

Full-Year Guidance Intact

The firm is targeting a ₹20,000–22,000 crore sales guidance for FY26. DLF's cumulative new sales bookings for the first nine months of FY26 stands at ₹16,176 crore, which the company said is in line with its annual guidance in its investor presentation.
