DLF Receives In-Principle Building Plan Approval for Retail Block 'Pratham' in Cybercity, Gurugram Under TOD Policy
DLF Receives Approval for Pratham Retail Block in Cybercity
DLF Limited has received in-principle approval for building plans of a retail block named Pratham near Building 8 in DLF Cybercity under the Transit-Oriented Development (TOD) Policy for mixed-land use comprising 70% IT and 30% commercial space in Sectors 24, 25, and 25A, Gurugram.
The approval was granted by the Director, Town & Country Planning, Haryana, Chandigarh via memo LC-5120-IV/JE(RK)/2026/7881 dated 05.03.2026.
Rationale and Policy Framework
The approval signals DLF's expansion within Cybercity under Haryana's Transit-Oriented Development (TOD) framework. Transit-oriented development is a mixed-use residential and commercial area designed to maximize access to public transport, typically featuring a transit station or stop with residential and commercial development around it.
The TOD policy allows for greater densification along transit corridors while raising capital for further development of mass transit services. Only group housing, mixed-use complexes and IT/ITeS are permitted usages in the TOD zones. The 70-30 IT-commercial split in Pratham aligns with this permitted use framework.
