DLF Privana North Sells Out 1,164 Luxury Units Worth ₹11,000 Crore Within One Week of Launch

Complete Sellout in Seven Days: DLF Privana North Reaches ₹11,000 Crore Milestone

DLF announced on 18 June 2025 the complete sellout of DLF Privana North, with all 1,164 units sold within a week for approximately ₹11,000 crore. The 17.7-acre project in Sectors 76-77 includes six residential towers of up to 50 storeys, which are DLF's tallest buildings.

Unit Composition and Pricing

The project contains 1,152 four-BHK units and 12 penthouses. The average ticket price for a unit was ₹9.5 crore, while the penthouses were priced at around ₹25 crore each. The four BHK apartments measure a carpet area of around 207 square metres (2,236 square feet) and penthouses extend up to around 450 square metres of carpet area (4,847 square feet).

The Third Phase of a 116-Acre Township

Privana North is the third phase of DLF's 116-acre integrated project, which in 2024 had launched Privana South and West of 795 and 1,113 units, respectively. Both projects were sold out in 72 hours for a combined approximate sales realisation of over ₹12,790 crore. The scale of the sellout reflects sustained demand across the entire township.

The Privana project in Gurugram is located along the Southern Peripheral Road (SPR), an upcoming micro market within Delhi NCR. The planning and design of Privana North are led by globally renowned firms including HB Design from Singapore for master planning, InSite International from Abu Dhabi for landscaping, Surbana Jurong from Singapore for traffic design, and Thornton Tomasetti from New York for structural engineering. This international collaboration ensures that every detail meets global standards of luxury, functionality, and safety.

Architectural Distinction

The master bedrooms in Privana North are approximately 33% larger than previous offerings within the ecosystem, showcasing DLF's intent to go above and beyond in offering comfort and spaciousness. The project introduces a double-core layout, with two apartments per core, ensuring enhanced privacy and efficient movement.

Buyer Composition and Market Response

The strong sales response to Privana North reflects a clear, latent demand for DLF offerings. Approximately 30% of buyers were non-resident Indians (NRIs), led by investors in the US, along with interest from Canada, the UK, Gulf countries, and others. Domestic interest also spanned across major cities including Jaipur, Chennai, Mumbai, and Kolkata.

DLF's Footprint in Gurugram Luxury Market

DLF's aggressive push in Gurugram comes as it plans to launch residential projects with an estimated sales potential of Rs 73,900 crore in the medium term. Beyond Privana, DLF launched the super luxury project The Dahlias in Gurugram, which clocked around ₹13,744 crore of sales bookings in FY25. DLF Limited has a 75-year legacy that has shaped India's urban skyline. Founded in 1946, DLF started with 22 urban colonies in Delhi before turning Gurgaon into a global hub with projects like DLF Cyber City and DLF Mall of India.

Property consultants report a 28% year-on-year jump in sales of homes priced above ₹4 crore in Q1 2025, led by Delhi–NCR. Privana North's rapid absorption sits within a broader strengthening of India's ultra-premium residential segment, driven by high-net-worth individuals across domestic and diaspora markets.
