DLF readies 135-home second phase of The Westpark in Andheri West
Published
DLF is preparing to launch the second phase of The Westpark in Mumbai's Andheri West in the third week of November 2026, according to company sources cited in a business newspaper report dated 2 November 2026. The phase is expected to offer 135 residential units across two towers, with indicative prices starting from Rs 6.9 crore.
The launch follows the first phase of the project, which DLF has described as completely sold out in less than a week. Aakash Ohri, Joint Managing Director and Chief Business Officer of DLF Home Developers Ltd, said the company was proud to offer a development that matches the aspirations of the city's residents. For buyers tracking the Mumbai premium segment, the second phase represents a fresh opportunity to acquire a DLF home in one of the western suburbs' most established residential corridors.
Details of the second phase
The Westpark's second phase is being developed by DLF Home Developers, a wholly owned subsidiary of DLF Ltd, in partnership with Trident Realty. The inventory is described as limited, and indicative pricing is around Rs 50,000 per sq ft, excluding applicable taxes. Reports on the channel-partner communication point to an entry ticket of Rs 6.9 crore.
The proposed inventory includes ultra-luxury residences in Tower 6, with configurations of approximately 2,674 sq ft and 1,509 sq ft, alongside premium residences in the second tower. Prospective buyers should note that the launch is subject to standard regulatory approvals, as confirmed by the company.
DLF is also offering priority allotment and virtual site visits to overseas and non-resident Indian customers as part of its pre-launch outreach, a step that signals the developer's intent to draw buyers beyond the immediate Mumbai market.
Phase 1 and the project's foundation
The first phase of The Westpark comprised four towers, each 37 storeys tall, with a total of 416 units. The company reported bookings of over Rs 2,300 crore from the sale of all 416 units within a week of launch. The Phase 1 project is registered under MahaRERA with registration number PR1181012500079, valid until 30 June 2032.
The project sits on a prime land parcel of 7,788 sq metres in Oshiwara, within the Andheri West micro-market. DLF holds a 51 per cent stake in the project's special purpose vehicle, while Trident Group holds the remaining 49 per cent.
The location
The Westpark is located on New Link Road in Adarsh Nagar, Oshiwara, placing it within the Andheri West corridor, one of Mumbai's most accessible residential neighbourhoods. The site lies close to the Western Express Highway, SV Road and New Link Road, giving residents direct routes to the western suburbs and the city's northern and southern business districts. Oshiwara metro station is nearby, and the area is positioned to benefit from future arterial projects such as the Coastal Road and the elevated JVLR.
Demand for premium housing in this part of the city has grown steadily. A market statement cited in recent reports notes that launches priced above Rs 3 crore expanded more than tenfold between 2020 and 2025, reaching around 1,800 units, while the luxury share of launches rose from about 17 per cent to about 49 per cent over the same period.
About DLF
DLF Ltd is India's largest listed real estate developer. The company had been absent from Mumbai's housing sector from the early 2010s, after selling its prime land parcel in Lower Parel to Lodha Group in 2012 for Rs 2,700 crore. It returned to the city's residential market with The Westpark, and its Mumbai activity is now being tracked closely by the market.
The company reported sales bookings of Rs 20,143 crore for FY26, in line with its guidance. Its wider portfolio includes large-format residential and commercial projects across Gurugram, Noida, Chennai, Chandigarh and Goa.
What comes next
The launch of the second phase is expected in the third week of November 2026, subject to regulatory approvals. Once bookings open, the number of units, pricing and tower configurations will become clearer to buyers. Industry observers will watch how DLF manages the pace of execution and the transition into Mumbai's competitive premium segment, as the company builds on the response to its first phase.
