DLF readies new luxury project in DLF Phase 4 Gurugram for Q4 FY27 launch
DLF Limited is preparing its next luxury residential launch in Gurugram, a new project in DLF Phase 4 that management expects to bring to market in the January to March 2027 quarter. The timing was outlined on the company's second-quarter FY27 earnings call on 17 October 2026, where management also confirmed a Mumbai launch slated for the third quarter. The Gurugram launch remains subject to approvals.
Management has described the upcoming project as a luxury-plus product positioned at par with the company's recent luxury launches in the city. It will follow The Dahlias in DLF Phase 5 and The Aureva in Sector 63 in DLF's Gurugram luxury pipeline. Buyers tracking the DLF Phase 4 Gurugram page can follow the project as details are announced.
Launch timing and key figures
In May 2026, DLF Home Developers Limited Managing Director Aakash Ohri said that FY27 launches across Gurugram, Mumbai and Goa would have a combined revenue potential of about Rs 20,000 crore. The company's Mumbai launch and the Gurugram project are the two near-term launches on that list. Analysts at JM Financial Research, led by Sumit Kumar, estimate a gross development value of Rs 10,000 crore to Rs 12,000 crore across the two launches.
Project-level details such as unit types, sizes, pricing, booking dates and amenities have not been announced for the Gurugram project yet. Buyers can expect the company to share these once the launch window moves closer and approvals are in place.
