DLF Magnolias 2 pre-launch set for Q4 FY2027 on Golf Course Road, Gurugram
DLF moves its next Golf Course Road residence toward launch
DLF Limited has placed DLF Magnolias 2 in pre-launch in Sector 28 of DLF Phase IV, along Golf Course Road in Gurugram. The ultra-luxury project is planned to offer 4 and 5 BHK apartments along with penthouses, positioned as one of the few new residential releases on this stretch of the city in recent years.
The company's Q2 FY27 earnings call, held on 17 October 2026, named Magnolias 2 among its upcoming launches for Q4 FY2027, which covers January to March 2027. The indicative entry price is about ₹25 crore, which places the project in the upper tier of the Gurugram market and at a lower entry point than DLF's super-luxury towers in the same micro-market.
Homes, towers and pricing
The project spreads across 12.5 acres with seven towers of G+30 floors and a total of 424 units. Buyers can expect 4 BHK residences of 5,500 to 6,500 sq ft and 5 BHK apartments of around 5,600 to 6,000 sq ft, along with penthouses whose sizes will be confirmed at launch. Official pricing has not yet been published, and the indicative figure of about ₹25 crore applies to both the 4 and 5 BHK configurations.
The amenity programme is one of the larger lists in the segment:
- A clubhouse of about 2 lakh sq ft with premium facilities
- A swimming pool with a dedicated kids' pool and deck, and a larger Olympic-sized pool
- A fitness centre, gymnasium, yoga and meditation studios, and a health and wellness centre
- Sports courts, a jogging and cycling track, landscaped gardens and walking trails
- A private screening room, a mini theatre, an open-air amphitheatre and an indoor games area
- A café, social lounge, multi-cuisine restaurant, business lounge and private dining room
- 24x7 security, concierge services, dedicated charging bays in every basement and EV charging provision in covered parking
A broker estimate places stamp duty near ₹1.75 crore for a male buyer and GST near ₹1.25 crore on the ₹25 crore base price. Because banks do not fund stamp duty, buyers should plan a budget about 10 to 12 percent above the base price before parking, club membership and maintenance.
Connectivity and surroundings
Sector 28 is served by Golf Course Road, MG Road and NH-48, with Golf Course Extension Road nearby. The Yellow Line station at MG Road is about 1.5 km away, roughly 5 to 7 minutes by road, while Iffco Chowk on the same line is about 2.3 km away. Rapid Metro connects through Sikanderpur, about 1.9 km away. DLF Cyber City, one of the city's main office hubs, is about 3 km away, and Gurugram railway station and IGI Airport are each about 11 km away.
Schools in the immediate area include Dayal Public School, The Sunhill School and Kunskapsskolan Gurgaon, all within a few minutes' drive. Medanta, Artemis and Fortis Memorial are reachable within 10 to 20 minutes via Golf Course Road. Sahara Mall is a short walk from the area, and Ardee Mall and WorldMark Gurugram lie along Golf Course Extension Road.
Several infrastructure projects are moving forward on the corridor. The Golf Course Extension Road eight-lane upgrade by GMDA has completed its tender process, and the construction agency has been mobilised. The Haryana Mass Rapid Transport Corporation has approved a 13.6 km metro line from Golf Course Extension Road to Sector 5, currently at detailed project report stage. The approved 28.5 km Millennium City Centre to Cyber City metro corridor is also progressing through delivery stages.
Market data for the surrounding area shows an average flat rate of about ₹27,800 per sq ft on Golf Course Road, up 6.5 percent over the past year. Four BHK homes on the road are listed in a price band of ₹6.7 crore to ₹16.25 crore.
