DLF Home Developers Completes Settlement for 28.49-Acre Gurugram Land Acquisition

DLF Home Developers, a wholly-owned subsidiary of DLF Limited, entered into a private treaty with Axis Trustee Services and IREO Private to acquire a land parcel in Gurugram for ₹1,241 Crore. The transaction, announced on February 21, 2026, marks a significant land bank addition for the developer in a market showing sustained residential demand.

Phased Registration and Development Scale

The registration and transfer of the first tranche, consisting of 19.3 acres of land parcels, have been completed for ₹858 Crore. The remaining land parcels will be acquired by DLF Home Developers, subject to necessary approvals or permissions.

The land will be acquired with a total development potential of 7.5 million square feet, based on all eligible floor area ratio (FAR). This development quantum positions the land parcel as a significant addition to DLF's residential pipeline in Gurugram.

SARFAESI-Facilitated Acquisition

The transaction structure involved debt recovery proceedings. Due to the default committed by IREO, the bond trustee initiated proceedings for recovery of dues under the Securitization and Reconstruction of Financial Assets and Enforcement of Security Interest (SARFAESI) Act, leading to auctions of the mortgaged land. Under the SARFAESI Act of 2002, banks in India have been granted the authority to take possession of the security given by the borrower who doesn't pay the loan and sell it to recover money without the need for intervention by a court of law.

Rather than participate in a public auction, DLF structured a private treaty settlement with the trustee and IREO Private, allowing for a negotiated acquisition outside the standard auction process.

Location and Market Context

The land is situated in Golf Course Extension, a corridor stretching across sectors 58–68 in south Gurugram. The Golf Course Extension Road comprises sectors 58 to 68, with sprawling high-rise residential, commercial and retail developments on both sides of this corridor with corporate professionals, HNIs and UHNIs as inhabitants. Its strategic location includes connectivity to Delhi-Gurugram expressway, Southern Peripheral Expressway, Dwarka Expressway and Delhi-Mumbai Expressway through Gurugram-Sohna Expressway and the Indira Gandhi International Airport.

The area is rapidly developing and known for its upscale residential and commercial developments, making it one of the most sought-after real estate destinations in the region.

Market Response and Developer Context

Shares of DLF surged over 3% to reach a new 52-week high of ₹891.6 per share on February 21 following the announcement. In an exchange filing, DLF highlighted the robust demand across its projects in Gurugram, which were completely sold out within a record time frame. As a result, the company's new sales bookings for the nine-month period reached ₹13,316 Crore, comfortably surpassing its full-year guidance.

Based on market capitalization, DLF is the top real estate developer in India. DLF has created more than 158 real estate projects and more than 340 million square feet of development space. The Gurugram acquisition aligns with the company's active residential expansion in the National Capital Region, where luxury housing demand has remained robust despite price increases.
