Atrium Place Achieves Full Lease-Up; Three of Four Towers Receive Occupation Certificates

The DLF-Hines joint venture Atrium Place is now fully leased. During FY26, the property received occupation certificates for three towers, with the OC for the fourth tower expected in Q2 of FY27.

Spanning 3.07 million square feet across 12 acres, the project comprises four buildings and is Grade A+ office development in Gurugram. The asset is projected to generate approximately ₹700 crore in annual rent.

Designed by Pelli Clarke & Partners, Atrium Place integrates world-class health and safety standards, cutting-edge touchless technologies, advanced air-filtration systems, superior security features, and smart management of common areas.

The development carries multiple environmental and technology certifications. LEED Platinum Pre-certification and LEED Zero Water Certification from the U.S. Green Building Council reinforce the building's sustainability credentials, including efficient water management practices. The project has received WiredScore Platinum Certification for best-in-class digital connectivity and SmartScore Platinum Pre-certification, reflecting advanced smart building capabilities. WELL Platinum Pre-certification by the International WELL Building Institute highlights its focus on occupant health and comfort.

Anchor Tenancy and Market Position

Google India has leased 6.17 lakh square feet of office space at DLF Atrium Place Tower 1, committing ₹671 crore in rent over five years. The lease covers floors 2 to 16 of Tower 1, with the agreement commencing on October 1, 2025, with Google paying monthly rent of around ₹10.55 crore at a rate of ₹171 per square foot.

The full lease-up reflects sustained corporate demand in Gurugram's commercial market. India's commercial real estate market continues to show resilience despite global uncertainties, with demand from global companies and Global Capability Centres (GCCs) continuing to support leasing activity across major business districts.

DLF's Commercial Portfolio Growth

Atrium Place is part of DLF's expanding annuity platform. The company's annuity platform currently has an operational rental portfolio of nearly 50 million square feet, including around 44.6 million square feet of office assets and around 4.9 million square feet of retail assets.

The company's FY26 exit rental run-rate stands at ₹7,400 crore, reflecting the breadth of DLF's income-generating properties across India's major commercial districts.

DLF Atrium Place is strategically positioned in Udyog Vihar Phase V, Gurugram, just off NH-48 and in close proximity to the New Delhi International Airport, adjacent to the Rapid Metro station and nestled within a hub of hospitality, leisure, and entertainment options.
