DLF Discloses ₹21,300 Crore Pending Construction Investment Across Ongoing Residential Projects

DLF Reports ₹21,300 Crore Construction Outlay for Launched Residential Portfolio

In its May 2026 investor presentation filed with the BSE, DLF disclosed a pending cost-to-complete of ₹21,300 crore across all launched residential projects, spanning primarily Delhi-NCR, Mumbai and the tri-city Chandigarh.

Financial Position and Customer Receivables

The company reported customer receivables against property sales totalling ₹33,840 crore. After deducting the pending construction costs, net receivables stand at ₹12,540 crore. The balance represents the value customers have paid minus what DLF expects to spend completing the projects.

Portfolio Scope and Recent Launches

DLF has launched numerous residential projects post-COVID, including the ultra-luxury development The Dahlias at Gurugram, which carries a revenue potential of around ₹35,000 crore. The company is targeting sales bookings worth ₹20,000 crore in FY2026–27 based on a strong launch pipeline across Gurugram, Mumbai and Goa.

Scale of DLF's Development Footprint

DLF has developed more than 185 real estate projects spanning an area of more than 352 million sq ft. The Group has 280 million sq ft of development potential across residential and commercial segments, including current projects under execution in the identified pipeline.

FY2025–26 Performance

During FY2025–26, DLF's sales bookings fell 5% to ₹20,143 crore from ₹21,223 crore in the prior year, against guidance of ₹20,000–22,000 crore. Profit rose to ₹4,414.68 crore from ₹4,366.82 crore in FY2024–25, while total income increased to ₹9,816.04 crore from ₹8,995.89 crore.
