DLF Launches into Senior Living Segment with Gurugram Project
DLF Limited announced in January 2026 that it will launch a senior living housing project in Gurugram this quarter with an estimated revenue potential of around ₹2,000 crore. With this upcoming launch, India's largest real estate company enters the senior living housing segment for the first time.
The announcement came during a post-earnings conference call where Managing Director Ashok Tyagi noted housing demand in Gurugram continues to remain strong, particularly for established and credible developers. The proposed launch is part of DLF's broader expansion plan, even as the company navigates uneven sales momentum in the current financial year.
Location and Project Details
The project will be located close to DLF's existing premium residential developments in Gurugram. DLF Arbour Senior Living Gurgaon is registered under RERA with approval GGM/671/403/2023/15 dated 23.01.2023 and will feature 4 and 5 BHK apartments. The project sits in one of Gurgaon's most desirable residential zones, offering a combination of luxury residences, healthcare support, modern amenities, and community living.
While exact location, unit mix and pricing remain under wraps, the company indicated the offering will be positioned at the absolute top end of the senior living spectrum, fully aligned with DLF's ultra-premium brand DNA.
Senior Living Market Expansion
India's senior population aged 60 and above is expected to rise from 162 million in 2025 to 191 million by 2030, doubling to 346 million by 2050. Gurugram has emerged as a sought-after destination for senior living projects because of its health care facilities and adjacency to Delhi.
India's senior living sector is entering a phase of significant growth, with nearly 15,000 senior homes expected to be operational by 2030 at an estimated investment of ₹26,000 crore, according to a joint report by the Association of Senior Living India and JLL India. The report indicates that India's organised senior living stock currently stands at 22,157 units, up from 7,147 units in 2014.

Later in 2026, the company also plans to launch projects across Gurugram, Mumbai, Panchkula and Goa as it looks to sustain sales momentum.
Despite a slowdown in sales bookings in the December quarter, DLF remains on track to meet its pre-sales target of ₹20,000-22,000 crore during the current fiscal year.
