Airbnb Establishes India GCC at DLF Cyber City, Gurugram
Airbnb has leased 46,437 square feet of office space for its global capability centre (GCC) at Gurugram's DLF Cyber City for a period of five years at a starting monthly rent of around ₹61.53 lakh. The lease commenced on October 1, 2025, at a rental rate of ₹132.5 per square foot per month.
Transaction Terms
Airbnb has taken up space in DLF Cyber City's Building No. 5 (Tower A), after paying a security deposit of ₹5.54 crore. The agreement includes a 5 per cent escalation clause.
Strategic Context for India Market
Airbnb Chief Executive Officer Brian Chesky recently told PTI that the company will continue to invest and play the long game in India, one of the fastest-growing global markets driven by a rising middle class and travel-hungry Gen Z. In line with its long-term vision for the Indian market, the company has continued investments in the region to cater to a growing base of domestic travellers.
DLF Cyber City as a GCC Destination
DLF Cyber City spans approximately 125 acres and offers nearly 15 million square feet of premium Grade A office space. The location is consistent with the choices made by hundreds of Fortune 500 companies that have established their India capability centres in this premium commercial precinct.
Its strategic location near the Delhi-Gurugram border and direct connectivity to National Highway 8 makes it one of the most accessible corporate destinations in the Delhi-NCR region for employees commuting from across the metro area.
GCC-Led Demand in Gurugram
DLF Cyber City's rental rates at Rs 132.5 per square foot per month for the Airbnb lease reflect the premium that Grade A commercial space in Gurugram continues to command, supported by limited new supply and sustained GCC-led demand. GCCs led office space leasing in the January-March period, clocking a record 9.1 million sq ft and contributing 44% of overall absorption of 20.7 million sq ft, with demand remaining concentrated in key hubs like Bengaluru, Delhi-National Capital Region, and Mumbai, driven largely by Fortune 500 firms and U.S-based companies.
DLF's Commercial Leadership
For DLF, India's largest listed real estate developer, the Airbnb GCC Gurugram office transaction adds a high-profile global technology and travel platform to the tenant roster at DLF Cyber City, reinforcing the precinct's brand as a destination of choice for global companies.
