Sector 42, on Gurgaon's Golf Course Road, is the sector where DLF Limited chose to place its highest-value residential bets. Sector 42, Gurugram, is a prestigious and well-planned locale that serves as the definitive heart of India's Billionaire's Row, characterised by wide, 16-lane signal-free roads and landscaped green belts. Long before that reputation formed, DLF was the developer that decided this stretch of Golf Course Road deserved a golf course, a country club, and, in sequence, some of the highest-priced apartments in the country.
DLF Limited is the largest real estate developer in India, founded in 1946 and headquartered in New Delhi, and it developed many residential colonies in Delhi in the 1940s-50s. Following the passage of the Delhi Development Act in 1957, the state assumed control of real estate development in Delhi, so DLF commenced acquiring land at relatively low cost outside Delhi Development Authority control, particularly in the district of Gurgaon. In the mid-1970s, under the leadership of K.P. Singh, DLF began acquiring large land parcels in Gurgaon at favorable prices, laying the groundwork for significant future development. Sector 42, part of what the company designated DLF Phase 5, was one of the later parcels in that land bank, held back and built out only once DLF had already proven the model with its earlier Gurgaon phases and Cyber City.
The DLF Golf and Country Club, which anchors Sector 42's Golf Links precinct, opened in 1999 with an 18-hole Gary Player-designed championship course, and it was around this club and its greens that DLF built its most exclusive residential addresses rather than around any single commercial trigger.
DLF's approach to Sector 42 was incremental rather than a single master-planned launch. DLF pioneered luxury residential development in India, introducing iconic projects like The Magnolias and The Aralias in Gurugram, launched in 2004 and 2005 respectively, setting enduring standards for opulence with sprawling residences, golf-course views, and exclusive amenities. The Magnolias is a ready-to-move ultra-luxury residential development on Golf Course Road, spread across approximately 22 acres with 19 premium residential towers.
DLF followed with The Camellias, its most exclusive Sector 42 address to date. Set on 16.5 acres, the project comprises nine distinct towers with a total of 428 exclusive units, some towers rising to 22 floors and others to 38, with 4- and 5-BHK apartments and 6-BHK penthouses starting at 7,361 sq ft. The primary architect for the project was Hafeez Contractor, with Leighton Asia as the construction partner. The US Green Building Council awarded LEED Platinum certification to The Camellias, described as the country's first sustainable and energy-efficient residential complex of its kind. Each of these three developments, Magnolias, Aralias and Camellias, sits within a few hundred metres of the other inside the same Golf Links enclave, giving Sector 42 a density of DLF ultra-luxury product that no other single sector in Gurgaon matches.
The numbers reflect that concentration. Sector 42 Gurgaon property rates stand at roughly ₹70,200 per sq ft, up 2.4 percent year on year. DLF The Magnolias is a popular project that offers the highest rental yield in Sector 42, and among societies with maximum price appreciation over the last year, DLF The Aralias posted 5.8 percent YOY and DLF The Magnolias 2.9 percent YOY. Resale activity at The Camellias has traded well above the sector average, underlining that within DLF's own Gurgaon portfolio, the Golf Links towers in Sector 42 are treated as the pricing ceiling against which newer launches, including projects on Golf Course Extension Road and Southern Peripheral Road, are benchmarked.
This pricing power is not accidental. DLF targets the uber-luxury segment, properties above ₹20 crore, where scarcity drives value, and its flagship Camellias in Gurugram remains central to that strategy. That approach fed into a record ₹21,700 crore of pre-sales for DLF in FY25.
Part of what sustains Sector 42's pricing is infrastructure that DLF did not have to build from scratch by the time Camellias launched. The locality is anchored by the Sector 42-43 Rapid Metro Station, providing connectivity to the Delhi Metro network, while NH-48 is easily accessible for long-distance commutes. Residents are minutes away from corporate hubs like One Horizon Center, Two Horizon Center, and DLF Cyber City, making the sector a draw for corporate executives and high-net-worth investors.
The surrounding social infrastructure includes elite schools such as Shri Ram School, Lancers International, and Shiv Nadar School, healthcare anchors like Fortis Memorial Research Institute, Max Hospital, and Medanta The Medicity, and retail destinations such as South Point Mall and DLF Mega Mall. This is the same civic and commercial ecosystem DLF itself built out across Gurgaon over four decades, and Sector 42 sits at its geographic centre.
Sector 42 is a small part of a much larger DLF presence in the city. DLF Cyber City Gurugram spans roughly 125 acres with close to 15 million sq ft of premium workspace, tailored to global corporations and Fortune 500 companies. That commercial engine, a short drive from Sector 42 along Golf Course Road and NH-48, is a large part of why demand for DLF's residential addresses in the sector has remained resilient across cycles, since a share of buyers and tenants work inside DLF's own office campuses.
DLF's wider Gurgaon portfolio is anchored by this commercial base, and on the residential side the company set the NCR luxury benchmark through successive Golf Course Road projects. The company, headed by Chairman Rajiv Singh with Kushal Pal Singh as Chairman Emeritus, reported total assets of ₹602.62 billion in 2024. That scale is what allows DLF to hold land and phase launches in a single sector like 42 over two decades, rather than exiting once the first tower sells out.
