One of the largest real estate firms in the country, DLF develops luxury and mid-income residential properties, offices, commercial complexes, retail properties, hotels and leisure projects. The firm was founded in 1946 by Chaudhary Raghvendra Singh and began with the creation of 22 urban colonies in Delhi. DLF Reis Magos Villas is the company's most visible move into Goa, and trade press reports describe it as its first venture outside the Delhi-NCR region, with a super-luxury villa format.
Management has also pointed to upcoming projects in Mumbai and Goa in its recent quarterly commentary, alongside the next phase of The Dahlias in Gurugram. In the first quarter of FY26, DLF reported an 18 per cent rise in consolidated net profit on record sales bookings.
The project is located in Reis Magos, North Goa, on the northern bank of the Mandovi River in Bardez. The land covers 38 acres, and it sits on a hilltop. From that elevation, the site looks out over the Mandovi River and the Arabian Sea. The plan calls for 62 villas in total.
For a buyer, the drive into the capital is short. The site is about ten minutes from Panaji and is well connected to other parts of Goa. Some listings also place it near the beach belt: Candolim is about 4 km away, with Baga and Calangute at roughly 10 km and 12 km.
Published listings do not agree on the unit mix. Some describe six-room villas ranging from 1100 to 1200 sq yd and eight-room villas from 1700 to 2700 sq yd. Others describe 4 and 5 BHK villas, with a G+2 structure offering living space across three levels. Some marketing material also uses the name The Bay View for the same scheme.
One report puts the 62 by-invitation villas between INR 40 and 50 crore. Another listing gives a starting price of 55 crore. The same trade report estimates an expected total project value of INR 2,500 crore.
Amenities described across listings include a clubhouse, swimming pool, gym and 24x7 security. The six and eight BHK listings also cite an infinity edge pool and river views from each villa. Several listings state that RERA registration has been received.
Demand for second homes in Goa has built steadily. Goa has emerged as a prime destination for second homes, with a notable surge in luxury developments. Reported villa prices in the north have moved faster than most segments. North Goa's villa prices have surged 28% year-on-year, driven by high rental yields and proximity to the new Mopa Airport.
The current phase looks different from the sharp rise of earlier years. The explosive 2021 to 2023 surge has given way to a steadier, more sustainable upward trend. Price points also depend on the product type. Villa and plot markets carry significant premiums above apartment averages. In Candolim, one of the nearest localities, average listed prices sit around ₹15,150 per sq ft.
The most important access change for this site is the new airport. Mopa Airport is located 35 kilometres from Panjim and links North and South Goa. The Rs 2,600 crore airport project is expected to fuel real estate demand across the Mopa region and wider North Goa.
Road links are also being upgraded. The Ministry of Road Transport and Highways is building a 5.15 km, six-lane elevated highway at Porvorim, connecting Sangolda Junction to NH-66, at an estimated cost of ₹641 crore. This corridor directly improves access to Mopa Airport from central North Goa.
The project is positioned for a specific buyer profile. It is targeted towards high-net-worth individuals, non-resident Indians and corporate professionals seeking a luxurious second home. Listings also state that the property is openly available to Indian and NRI buyers.
